I started the program yesterday. I read through the first 100 pages of 30 Days Quick Cash Formula yesterday and started the first DVR series of The Edge 2011 study course. I completed the first DVR today. Thank you Dean! This is an awesome program. My fellow investors are so awesome! I love Greg Murphy and I don't personally know him. I will PM him tomorrow to thank him for his suggestions on finding investors/cash buyers as well as finding deals. I'll start my 2nd DVR tomorrow and hopefully complete the program and the book over the weekend!

First, I will continously remind myself not to give too much time and effort to a client with very specific, demanding specifications.

I had been helping this one client I found through Craigslist with researching for a home. I had been on this assignment for about five weeks now. When I finally found two potential properties of interest, I get the call and he politely tells me that he has hired a real estate agent that specializes in "VA" purchases. He expressed his appreciation for my efforts and apologized for doing this to me since he knew I had been working hard at meeting his demands. I put on my professional and success personality and wished him well.

I'm just stared my adventures, under Dean's inspiring program, this month. Already, I have made five offers. Of these, I have two locked under contract, one about to get locked in, the other two in the negotiation terms. I'm working on getting the first one assigned. I should hear from the private investor by Thursday. If this happens, the deal will be closing next week on Tuesday. The second offer is about to get accepted. Hopefully, I will get confirmation on Thursday. I have two potential clients for this second deal. The third deal is a short sale, so it will probably be a little while. My fourth deal is locked under contract. I'm excited about this one because it's a property that has significant potential.
