Same as my blog?

my name is Ling and my fiance Dustin is my best friend and awesome guy in my whole world is doing this Dean Graziosi Real Estate Investment with me, we are engaged to be marry, planning to date is December sometimes. I work as Manager for restaurant making very hard money but saving up for three years just on wedding, that's not going to be easy for us. I am Chinese and Dustin is America Iris Wonderful Man (in my world). Point is we use all our saving and I quit my 70-80 hours week one day off a week job for this, it is our passion and for future. I want to have everyone come to my International Chinese Wedding at China.Of course, by doing the Investment I don't have worry about money in the future because we don't ask for much just simple security income and better life style.

Duplexes? Short Sales? Help?

I am looking at a couple of duplexes...I've walked the properties. Now time to make my calculations, so wondering if there is a different 'formula' to use when considering the numbers and making offers...I've got 2 recently sold very similar comps in same area. Also, one is a short sale.
I know the short sale process can take longer (60-90 days) as opposed to SFH which closes average 30-45 days. And I've got some other info. from my agent to go by. Trying to compare apples with apples...

Anyone who has experience with multi-family props (duplexes)?
Short sales? Procedure? Want to brief me?
Just basic particulars; important things to know, pitfalls, etc.
I would greatly appreciate someone's help.

Ok so yesterday I read a post about how to build your buyers list fast. This was a technique that I knew how to do and had done years ago when I fist thought about real estate investing. Go to your counties appraisers office website and look for owners out of town or with multiple properties. so simple... so it got me think of what i need to do so I thought i need to find them and send them a card with my info and it would be great to have a website to send them to to fill out info to have a buyers list. So I went to go daddy and bought me a domain and hosting and been working on a website. I have a little background in design, and done websites before and it was easy but it's been a few years and so now having to learn everything over again.

What To Do When A House Won't Sell

I've got a vacant property that is definitely in need of some TLC that I NEED to get rid of.

I've never been there. I saw pics of the front and back of the house.

I bought it with my dad, who also has always dreamed of RE investing, but he's had a change in his life situation and cannot pursue this right now.

We need it gone in a big way and I'm not getting any bites on it. It'd be a great home for a handyman or an investor for sure.

According to all the websites and research that I've done...it's definitely not overpriced.

It's in the Columbus, Ohio marketplace. Does anyone have any suggestions on what I can/should do in order to help get this property sold?

An agent already told me that their fee to list it is not worth the sale.
