Lien to Deed

So I bought into the lien program that is offered at the DG seminars that are held a couple times a year at one of the local hotels. I didn't have the money for the whole DG coaching program at the time.

Anyways, I've purchased two liens through the company that DG works with on that program. The first one, the owner had no desire to redeem his property and I didn't have the money necessary to go through the foreclosure process and get title to the property. I asked for some help from the company the lien program is through and they bought it back from me.

I went from property #2 and now I'm in the same boat again. The owner doesn't have any desire to redeem the lien and I still am not able to fund the cost to foreclose on the house.

My Real Estate Deal !

I have decided to start my real estate career. I am tired of reading books. I want to practice. I have decide to be a bird dog. I want to earn money!

I am looking for vacant houses in my town. I found a few properties on Saturday. I need to get some information for this properties. When I get this information I am to to contact real estate investors.

I am planning to earn a fee for finding these properties!
This is my plan for the month of July. I plan to earn my first real estate check. I want to Thank Dean for this technique which I learned in his 30 Days to Real Estate Cash.

i just found a sweet deal on a house what paper work do i need to get it sign over to me without owning it and sell to an investo i lost my book in florida so i am looking on the website also thx

Adventure Time! Next Steps defined!

Wow, never thought I'd be writing a blog or that I would even know how! Thanks Dean for giving us the venue to express our challenges and victories! I am now officially excited to be doing real estate investing! I have recently "locked up" a property in pre-forclosure (less than 45 days in arrears) and now am kinda having an issue deciding what the best course of action is (next steps). I think because of the infancy of the foreclosure process. It would be a great hold and lease option (to buy) rental with a short sale exit strategy. Or i was thinking go form the short approval and wholesale it once approved. Man this is where it gets confusing for me! HELLLPPP!!

I got one call , No Message, and their mailbox is full. okay!! Atleast I know now my signs are up and being seen.
Next! I am plastering them all over the area here in Lemon Grove, Ca. I have been looking all over and in the listings of Forclosres and preforclosures we have 49. Some have been listed for more than 3 months and some have been listed for over a year.
