I haven't done my first deal yet, but contacted a broker/investor who pointed me to a couple of investment clubs. Long story short, he basically said I needed cash to do lease-options, assignments etc. NOT DISCOURAGED, just ready to hook up and make things happen with other like-minded people. I have very little income and lousy credit, so I need to start with these strategies. However, he said that if I know of anyone selling he could structure me in the deal to get paid legally..
