Did one five years ago, it was easy. did one lease option and bought one home with an apartment attached and rented it out. I am just getting back in the game. Was a district director of large health care Co for ll years. Follow Dean's advice to a tee and you will make it. Just getting ein, ficticious name and LLC, making signs now, and downloading all necessary contracts. Wish I had someone to partner up with here in Lake Co. I wish you the best.

Assignments and back to back closing are in general very doable, easier with a good power team. I can only speak for Miami-Dade and Broward counties.

What is the difference between a back to back and a double closing?

I am looking to find investor or get owner financing

I am finding all sorts of properties in Florida with no way to get them. Most are REO's and the banks will not deal. I need investors or find owner financing. I was big in R.E. then sold most all and put in a huge marina investment. The company that controlled it and about 19 others stole everything from us. I have lost almost all and starting over. I don't have lots of years to make enough to be comfortable. I need cash now.

Also if you know anyone good with cars( a car painter or one thta has built cars, I have a Lamborghini replica I have $47,000 in that is better than the real Lamborghini. It has all Lamborghini, except a far better engine...ZRI souped up. I need it sold UNfinished or partner with someone and sell it on e-bay.

Finished it should get $80,000 as cheap ones with small engines and not real Lamborghini parts were selling for $65,000 a few years ago. The car is so close that Chrysler sued the car maker on it and put him out of business. if I had money out of it I could use it for down payments...

I hope I can help in all those wats and be back in the "driver's seat " again. A partner could share in that.

How do I get to send offers if I dont have a fund letter?

I have a list of buyers and I have the list of properties to buy under market and I would love to know how do i send offers if all the bank and realtors are asking for the FUND letter that you have enaugh money to buy the propertie...

If you have the houses under contract, then you can get transactional funding to close the deal with the buyers money. Read Deans book and you can get the main foucus on how to do that.

There are a lot oftransactional funders, but you have to decide which one is best for you to use.
