HOW DO YOU GET AN INVESTOR UNDER CONTRACT??

FIRST LET ME BEGIN BY LETTING DEAN KNOW THAT I DIDN'T NOT ATTEND THE 3-DAY WORKSHOP OFFERED AT THE LIVE EVENT BECAUSE I DIDN'T BELIEVE IN MYSELF, OR YOU. I HAVEN'T BEEN ABLE TO ACQUIRE THAT MUCH MONEY IN A 2-YR PERIOD MUCH LESS THINK I COULD ASK SOMEONE IN MY FAMILY TO BORROW IT. I AM JUST SO GRATEFUL FOR THE BOOKS ON CDS BECAUSE I DIDN'T SLEEP FOR 3 DAYS FROM BEING ENGROSSED AND FINALLY SEEING SOME LIGHT AT THE END OF THE TUNNEL WITHOUT THINKING IT WAS AN ONCOMING TRAIN. AS SOON AS I GET IN A POSITION TO ATTEND YOUR ACADAMY WILD HORSES AND THE DEVIL HIMSELF WON'T BE ABLE TO SLOW ME DOWN GETTING THERE. THANK YOU, DEAN, YOU SAVED MY LIFE...LITERALLY.

ANYWAY, I HAVE THIS BUYER WHO CALLED ME REGARDING A GHOST AD ON A BANDIT SIGN FOR INVESTMENT PROPERTY AT 15K. TURNS OUT HIS SON IS DUE TO BEGIN CLEMSON UNIV. THIS YEAR AND HE WAS WONDERING IF I HAD ANYTHING LIKE A DUPLEX HE COULD LIVE IN WHILE EARNING SOME KIND OF RETURN. I TOLD HIM I DIDN'T BUT THAT I WOULD FIND HIM ONE. WELL, TURNS OUT THE PRICES OF THE TWO DUPLEXES WERE A NO-BRAINER COMPARED TO THE PRICES OF THE THE UNITS - ONE WITH 21 UNITS AND THE OTHER 2 WITH 4 3BR 2BA CONDOS ONE IS ONE MILE FROM CAMPUS AND THE OTHER 1.5 MILES. SO I CONTACTED THE REALTOR AND I STILL HAVENT RECEIVED RENT ROLLS BECAUSE 2 DAYS LATER I GET A MSG HAD EMAIL WRONG. ANYWAY, MEANTIME THIS GUY KEEPS ASKING ME TO SEND HIM THE INFORMATION I HAD WHICH WAS THE INFO FROM SITE AND TOTALREALESTATEVIEW PAGE. I TRIED TO EXPLAIN THAT I WASN'T REALLY READY TO SEND IT YET BECAUSE I WAS STILL AWAITING INFO FROM BROKER. ENDED UP CUT AND PASTE JUST INFO HE MIGHT NEED TO GO BY TO DECIDE WHETHER HE WANTED TO MAKE TRIP THERE TO LOOK AT THEM, WELL, NOW HE WANTS ME TO SEND HIM THE INFO ON norALL OF THE UNITS AND THE ADDRESSES SO THAT HE CAN DECIDE WHETHER HE WANTS "US" TO GO SEE WHAT WE THINK. I SENT HIM AN EMAIL JUST PRIOR TO THAT SAYING THAT I NORMALLY DON'T DO THIS MUCH WORK AND TIME INTO LOCATING PROPERTIES FOR INDIVIDUAL INVESTORS WITHOUT EITHER HAVING THE PROPERTY UNDER CONTRACT OR SOME SORT OF SIGNED AGREEMENT WITH THE INVESTOR BECAUSE I LEARNED THAT NOT EVERYONE VALUES THEIR INTEGRITY LIKE I DO AND I TRULY DO MY DUE DILIGENCE IN TRYING TO SECURE THE BEST POSSIBLE DEAL FOR THEM TO REALIZE ONCE THE HARD PART HAS BEEN DONE, THE INVESTOR HAS TAKEN THE INFO AND OBTAINED THE PROPERTY WITHOUT ME LEAVING ME FEELING LIKE AN ASS FOR DOING ALL THAT WORK FOR NOTHINGH! STILL HE DIDN'T EVEN ACKNOWLEDGE ANY OF THAT BUT JUST SAID HE WOULD LIKE THE ADDRESSES AND REST OF THE INFO, THE BROKER HANDLING THE PROPERTIES IS VERY INVESTOR FRIENDLY AND SAID SHE DOES MOST OF HER WORK WITH INVESTORS AND THAT SHE HAD TWO MORE UNITS I MIGHT BE INTERESTED IN!!! WHAT DO I DO? GO AHEAD DOWN THERE IN A HURRY AND TRY TO GET THEM UNDER CONTRACT BEFORE I HAVE TO ANSWER HIS EMAIL OR IS THERE A CONTRACT FOR THE INVESTOR IN ORDER TO PROTECT MY WORK? THIS IS THE SECOND AND ONLY BUYER I HAVE GOTTEN SO FAR FROM ONE WEEKEND OF BANDIT SIGNS THAT ALL THEY SEEM TO WANT IS A LIST OF PROPERTIES TO THEIR SPECS. LIKE IM A REAL ESTATE AGENT WORKING FOR THEM. 7B NLESS THEY END UP BUYUING, I HAVE BASICALLY WORKED, BURNED GAS, EVERYTHING ELSE FOP FREE FOR THEM BOTH. I MENTIONED CONTRACT TO THE OTHER ONE AND I HAVEN'T HEARD BACK FROM HIM WHICH SUITS ME.

Weekly Wisdom #167

Hi Dean,

I go back and forth. I was a bit busy during the Weekly Wisdom bits so I am backtracking now. Sometimes our past holds back our future. Now, we are moving forward. Thanks for letting us know that the past is nothing more than research and development. Someone once said that a failure is a stepping stone to future success. Thank God there is no monument of our screw ups! Too bad I could not take part in your property buying. I am not allowed to take my pension. It is worth $25,000 or so, but if I get rich in the mean time, it will belong to the government.

I once assisted a special ed kid who was 14 years old. In grade 10, she went from 60% in Math, to 90%. She also went from 60% to 80% in Grade 11 math.If she had handed in her assignment in time, she would have gotten 90% overall mark. In Grade 11, she was in regular classes. Also, I assisted her with a factual geographical essay that would otherwise have been boring, and turned it into an interesting bit of information. She got the second highest grade - 5.6 out of 6. The person who scored the highest got 5.7 out of 6. All children really need to grow and excel, is a lot of love especially from parents or people who care.

I mentioned to you once - or maybe I did not, that of all your students that made a difference in Real Estate, I really admired you and Matt Lawson. When I saw his picture in one of your videos where you were talking to him - I believe it was in a webinar, or before the webinar. I thought he was very handsome. However, I thought he was married and had children. I was interested in him at the time, since intelligence really impresses me. Also, he did so well in so little time and he was really working hard. He is very handsome too! I do not really get attracted to handsome guys, unless they have something more going for them. Matt Lawson has a lot of drive and he takes action. I like that. I am surprised he is still single. I guess he works so hard, he may not have time for a relationship. Mind you, I love people with ambition and drive. Matt has both. I also like to see people come from having not so much, to making a real living for themselves. Even if Matt did not have money, I would still have been interested in getting to know him. I love his spunk, his drive, his ambition. Now Dean, don't get jealous now, I love you too, but you are married! Matt reminds me of my father - in a very good way. My father's father used to clean up the courtroom for a living. I was told by my oldest brother that my father went with his dad to clean up the courtroom once when he was a little boy. My dad said "One day, I will be sitting in that bench". Well, my dad became a judge! Imagine that! He was also a very good father and at home, he was daddy. He taught us nursery rhymes and songs. My mom said he stayed away from the kitchen and for good reason. He once cooked for her and the food was salty. She had just had a baby and her high blood pressure was up. She could not even eat anything with salt at that time.

Except my high blood pressure, I was given a clean bill of health by my doctor. I try to take good care of myself - the way I eat, working out, etc.. I guess I have always taken care of my health, except that one time when I went through that dilemma with my first son.
