Marketing on Craigslist

Although Craigslist has been around in one form or another since 1995, there are still some who have no idea how to use Craigslist. These individuals are missing out on a wonderful opportunity to be a part of a growing and continually evolving online community. This community is an excellent resource for finding information, finding jobs, finding friends or dates, making purchases, selling items or discussing important issues. This information will provide a brief introduction to areas that you can use in the real estate business.

Housing Section

Craigslist’s housing section offers a variety of options related to property. Users of this section can find apartments or homes available for rent, sublet opportunities, potential roommate situations, house or apartment swaps, real estate sales, vacation rentals and even storage, parking and office space for rent or sale.

For Sale Section

The for sale section of Craigslist is largely self explanatory. Like most sections, it is divided into a number of different categories. Each of these categories describes the types of items which are offered for sale within the category. Additionally, there is a wanted section where users may post advertisements seeking to purchase particular items. Not all of the items listed in the for sale section require a fee to be paid to receive the item. Some of these items are available for free or in barter situation.

Advertising on Craigslist

Advertising products and services is one of the many valuable uses of Craigslist. Those who are hoping to generate a profit from the sale of their products and services often turn to Craigslist for advertising for a number of reasons. The two most significant reasons are affordability and a large existing audience.

To say advertising products or services on Craigslist is affordable is certainly an understatement. Craigslist only charges a posting fee for help wanted advertisements in three specific markets and specific housing advertisements in one city. Otherwise all advertising of products and services is free.

Finally, advertising on Craigslist is appealing because there is no need to generate traffic to the website. Craigslist already receives approximately ten million visitors per month who generate approximately four billion page views per month. There is no denying advertising on Craigslist has the potential to reach a massive audience.

The key to reaching your target audience on Craigslist is placing your advertisement in the most appropriate locations. Craigslist has a specific section for businesses to advertise their services. This section is broken down into a number of categories. Those who are in the business of computer repair would be wise to place their advertisement in the computer section as opposed to the automotive section because individuals looking for computer help will naturally migrate to the computer section. It may sometimes be appropriate to place an advertisement in more than one section. This is acceptable as long as it does not cross the line to spamming the section.

If there is not a specific section for the products or services offered by your business there are a couple of options. Business owners can place an advertisement in the section for small business advertisements where it might be found by those doing a search in this section. Alternately the business owner can contact Craigslist to suggest the addition of a new category. They might be willing to oblige if they believe this category warrants an addition.

Although the founder of Craigslist, Craig Newmark, was approached in 1997 about the possibility of running banner advertisements on Craigslist to generate a profit, he made the decision to keep Craigslist as a noncommercial website. Even after Craigslist was converted to a for profit organization commercialization did not infiltrate the website. The points listed in the Craigslist mission statement demonstrate why Craigslist has remained noncommercial:

* Giving each other a break, getting the word out about everyday, real-world stuff
* Restoring the human voice to the Internet, in a humane, non-commercial environment
* Keeping things simple, common-sense, down-to-earth, honest, very real
* Providing an alternative to impersonal, big-media sites
* Being inclusive, giving a voice to the disenfranchised
* Being a collection of communities with similar spirit, not a single monolithic entity

Can Craigslist Improve Your Business?

The answer to this question is yes and no and maybe. It all depends on the way in which the business owners utilize Craigslist. Savvy Internet marketers who are able to identify the target audience and create sales copy which entices the reader may find advertising on Craigslist to be incredibly profitable. Conversely Internet markets that do not do their research and take a spamming approach to advertising on Craigslist are not likely to see significant financial gains.

There is certainly an opportunity to gain financial benefit through advertising on Craigslist. Advertising for all products and services is free on Craigslist making it cost effectively. Additionally, Craigslist already receives extensive traffic with approximately ten million visitors generating four billion page views each month so there is no need to drive traffic to the website. While Craigslist offers so many advertising benefits, these benefits may be wasted if the advertiser does not do his research or evaluate the competition.

Craigslist ad.

I was thinking about posting an ad that read:

"Local investor wanting to buy 5 properties under $80,000 each. Are you wanting to sell your house for cash and willing to make a deal? Give me a call."

What would you change about this ad? I was thinking that putting a limited number (5) on it would generate some competition and urgency to get sellers to call. Or am I way off on this? (Just throwing this out there for thought.)

I thin it is good

I believe that putting "five properties", makes the ad more personal. The reader would feel that the ad was directed at them, and not to the masses. You are a marketing genius.

Yeah, I've been thinking with so many generic "we buy houses" ads that a little twist might help. And if they know (or think) I'm only taking five, they might call with their lowest price already in mind. What do you think?

Hi Rina, I use the list all the time. In my neck of the woods there are a bunch of investors on it in my local area, and at the present I am looking at 2 props, both from craigslist. There are quite a few FSBO,s on there also. I just made a post something like "Investor looking to buy your house. Looking for FSBO's and Brokers also. Rehab is ok. Looking to make a fast close on all cash deals. reply to....... Haven't got a call yet, but the traffic is good......Jan

Getting calls finally

Rina,

I used your ad on craigslist yesterday along with a few others ghost ads and I got 4 calls.I was thrilled.

This gentleman called me about 3 multi family units he wanted to sell. Being a newbie, I talked with him for awhile, but I think I dropped the ball by telling him that we buy at 65% FMV/ARV.He asked me at what % do we buy at.Instead ,I should have told him that each zip code /area is different and go from there. You live and learn.

I might have lost this one, but at least I took action by putting some ads out there.I have to be better prepared next time.It's all about trying.

Depending on how many different ads you ran, a person could create a different e-mail address for each to respond to. Then you could see which one was the most effective. I think that's part of what Dean calls sift, sort, and screen (something like that. I have to go back and watch that video again. Smiling )

Different E-mail addresses

Rina,

What do you mean by different E-mail addresses? I either use the E-mail return from Craigslist, or I put my phone number.I'm not hip on this stuff. Tell me more.

Me neither. Smiling Your post made me think of it.
I'm not TOO familiar with how Craigslist works on the receiving end. Does it already have a way for you to know which one of your ads people are responding to for you to sort them? If yes, then you've already got it covered. If not, I was thinking you could create a different e-mail address for people to respond to for each particular ad.

For example;
"We buy houses..." ad, response e-mail: Bobbuyshouses@****
"Cash for your home..." ad, response e-mail: Wepaycash@live.com
"Want to buy 5 houses..."ad, response e-mail: Wewant5@****

Then you would know which ad was getting the most response, and see if the same parties are serious enough to respond to all, without knowing you are the same person running the ads. AND it would give you a good list to work with.

I don't know. I was just thinking out loud again. What do you think?
If anyone else has different/additional ideas/information, pop them in here.

I just got an E-mail from the gentleman who I thought would not call back. He E-mailed me the property- fully rented-3 units- with a comp value $460,700 and he wants quick sale price $300,000. (65%) His rents total-$3487. a mo. He also sent me comp properties recently sold.It doesn't get any better than this just statring out. LOL

Craigslist ads

Well, I started running my 5-houses ad on Craigslist last night, and I am starting to get responses (2 so far). Whooohooo! Here's my ad:

I am a local investor looking to buy 5 single-family homes or duplexes in the *******/***** County area within the next couple of months. I can pay cash, and close quickly if necessary.

If you are interested in selling, please respond with the address of the property and the price you need to sell for, along with contact info. I will consider all offers.
