I just found an easy way to create a buyers list. I went to google and typed in "I buy houses" and received Results 1 - 10 of about 36,800,000 for I buy houses. That's 36 MILLION HITS. You can narrow it down to your area and you will get specific hits for that area. For an example if I type in "I buy houses NY" I get Results 1 - 10 of about 634,000 for I buy houses NY. So, try it out. This will help you get a buyers list.

The content on this site is great. But, I need some help. Please. I have a list of potential buyers and would like to send all a letter introducing myself and see if they might be an investor willing to work with me. My problem is I don't know quite what to say or not to say. Any help with this?


Unanswered Questions About Assignments...

Hi, I'm new to wholesaling and had a concern I would love answered. We state that we are a cash buyer, when it comes to wholesaling, but really we are assigning the Purchase agreement with assignment clause to a cash buyer. Are we pretending to have cash to buy their property or being up front and informing the seller that we intend to hook the seller up with a cash buyer when I reassign the contract over to the cash buyer.
Also, my real estate agent said that most sellers ask to see proof of cash in your bank account first. I'm really pumped about wholesaling out here in San Diego, CA so I am very curious about how we let the seller know about our intentions. Also, everyone is asking me this: How is a wholesaler physically paid for a finder's fee? Does the cash buyer give us the money right then and there for the Purchase agreement, or Paypal, or what? Thanks, guys, I can't wait to hear what you all have to say!

Cash Buyers

In the wholesaling game why should I be interested in finding "cash" buyers who are just going to wholesale the deal another person, therefore possibly causing the deal to not go through because my profit is going to be cut in half just to wholesale to a wholesaler?? I want to find those buyers who actually have the CASH to buy my wholesale property. How do I do that?

Bank accepts

You can negotiate with the bank on the sale price the owner gets walk away without a forclosure on his credit, This is a pre forclosure or a short sale. A forclosure is owned by the bank. My understanding is that most of the banks are not making the homeowner pay the diffrence in sale price as they once were.

Texas Investors

Hello All!

My name is Matthew and I am a fairly new investor in Houston Texas. I have been living in Dallas for the past year and just moved to Houston. I am currently in search for my business team hear in Houston and looking for an good investor friendly title company in the Houston area(Preferably N or NW Houston). One that has a lot of experience in closing assignments would be great. Any good suggestions out there?

Also I was wondering is there anybody here that have recently closed on a deal or did a deal using Dean's IEE technique in his "Profit From Real Estate Right Now Book" in Texas. I am thinking about using this technique to find a retail buyer for a motivated seller I have located. The property is free and clear and is in pristine condition due to renovations and upkeep but the couple desperately needs as much as they can get out of the deal(which kind of makes it difficult to wholesale).

Dean told me this is the place to come for help and advice outside of his Success Academy, so I hope he is right!!!
