Buyers LIST for YOUR AND/OR ASSIGNMENT DEALS

I just found an easy way to create a buyers list. I went to google and typed in "I buy houses" and received Results 1 - 10 of about 36,800,000 for I buy houses. That's 36 MILLION HITS. You can narrow it down to your area and you will get specific hits for that area. For an example if I type in "I buy houses NY" I get Results 1 - 10 of about 634,000 for I buy houses NY. So, try it out. This will help you get a buyers list.

Thank you for the interim financing info on short sales. I guess I don't understand why an REO vs. any other form of sale is different. What is it you are trying to do with REO's?

Hi,

Being a "Newbie" myself, the first properties I dealt with were all REO's. Most banks will not allow assignments due to the fact that they don't know who's closing the deal, and assignments, statistically speaking, are more likely not to close, at least in the bank's eyes.

As an alternative, you can add your end buyer as an additional party on the contract. The banks will go for this all day long. The other possibility is have your end-buyer "loan you the money to close. 24 hrs after closing, you just quit-claim the property to them. Check with your attorney or accountant first, as this may cause some issues with Cap Gains.

That Buyers' List video was right on time. But, I'm too new to this to ask the right questions. So, let me get the elementary Q out of the way: Where do I find such great deals once I have amassed buyers and how do I make the deal in terms of the profit?


Newbie needs advise

I am a week into Dean Graziosi school! Ha! Ha! Ha! I tell you I have never been so excited. I haven't gotten much sleep since I became a member. Never thought I would be writing comments. I have my 800 number and my website. Need advise on what you can create for an additional page on your website. Also, I'm in he process and posting flyers, signs and business cards to get the word out that Ladybugdiva is on the scene. Watch out I'm on the prowl. I really appreciate all the advise and the mentoring that everyone does. I am definitely green to the real estate areana. I'm not familiar with the term REO. I know it's means real estate owned. Could someone please give me a scenario of this term?

This is a great idea. I too am a newbie. I am compiling my buyers list now. I don't think about it, I just call. The first two I didn't get enough information so I had to call them back yesterday. As everyhone says you have to take action.

The SUCCESS ACADEMY has specific lessons on this subject.

If you already have a good buyer's list and interviewed them...some will be extremly interested in REOs...Call them about partnering with you to get it done...

Legal contracts are required. I HIGHLY RECOMEND THE ACADEMY FIRST!

I think the reason that your ad was flagged on CL was the statement " Thousands below market ". According to CL ad rules I believe that you must specify an exact dollar figure. Refer to their rules section to verify this.

Thanks to all of you for your help!

Thanks to you for listing sites on finding buyers, I have tried posting ads on craigslist for investors with not much luck. But I keep trying.

The teleconference with Jason Jensen had great ideas for building
a buyers list.

So, I searched craigslist under Services, Real Estate, and found
listings for the following:

Handymen, appraisers, general contractors who work for other investors.
They might be able to give you a name of their investor customers.

Also check the yellow pages for these service people and call them.

I have made a contact with a landlord by calling his classified
ad looking for renters.
I just asked him if he would be interested in buying other properties.
He was very nice, even though he has his hands full fixing and renting out his
current properties and saying he was having problems finding renters,
I said maybe I could help him with that for a finders fee : )
So , I looked in craigslist under Housing Wanted, and found a long list
of renters looking, So now I can prescreen them for the landlord and
give the couldbe renter the info to the landlord and earn a finders fee.
Example, the landlord is asking $600 a month, so I asked for $300 finders fee,
he countered with $200, I countered with $250. Easy extra cash for putting
landlord and renters together. : )
Then I drove by his rental property, the landlord doesn't even have a sign
in the yard that it is for rent. He's just placing an ad in the classifieds.
He is old school, so we can help landlords like this also.
I copy and paste these ads in a word document with their criteria for an apt or house to rent, usually the ones with email addresses or phone numbers. Then I have a record of them incase their posts are expired.

Hope this helps you as it helps me earn a little fast cash
and make contacts.

I have made a solid connection however, with someone more experienced, and am now in the process of creating a buyer's list. Thanks to you guys I know how to do this. thank you I am at a loss here. I am kind of stuck with the whole thing especially finding buyers. I bought the book in October last year, things are going way slower than I thought. I take a step foward and end up going 6steps back. I havent given up. I have been to a point when I stared to doubt myselft but i refuse to quit!!! I do appologise if I am turning this to a therapy session. I know this work, i believe it does, but everything is just crubling. This december i ended up living in my car.. until lucky a friend felt sorry for me. I dont even have internet. I just managed to afford having my cellphoneon because i put ads online and my phone was cut off cause i had to decide paying for a car or cell. Im not writting this to get pitty. I guess I just need someone to tell me that with no money in the bank, crashing with a friend which i have to be out by end of march. working two full time jobs day and nite so i can survive but not enought, going to school full time. That it does happen. I am the laughing stock of my friends and some family members because the moment i started with real estatate the moment i started this financial rollercoaster. My biggest fear though is making an offer!!! and its the truth ( I am partly respo for it) My realtor sent me an email (by the way he left me cause he thought i was not serious about being an investor because he had no idea i only had $1.05 to my name and my gas tank was on empty so i could not really even afford a $2 bus pass to go meet him and. He talked about putting my offers accompanied by a $1000 earnest money with each one and I just freaked out cause it felt like they could all see right through me. Yes all the strategies went out the window. Now im back to one looking for a realtor with my new found confidence after reading your blogs. I AM HERE... I AM NOT GOING NO WHERE... I HAVE SEEN WORST... I KNOW THIS WORKS... I BELIEVE IT WORKS... BUT HERE I AM GOING AROUND IN CIRCLES WITH NO RESULTS...I THINK IM TAKING ACTION BUT AT THE END OF THE DAY I AM NOT... Don't give up. Hang in there and it will pay off. Find someone that is motivated to sell their house and then find a buyer for it. You don't need a realtor for your deals. Just find a motivated seller and call them up. All of this is free. Go to craigslist and you will find hundreds of motivated sellers.
You will not need to give a high earnest deposit if you find someone that is selling their home on their own. You could offer $100 dollars or so earnest deposit. Also if these two full time jobs are not paying the bills but rather causing more problems, you probably should leave them and focus exclusively on real estate.

locking up property for an investor

Hi, Im a "newbie" and i have some questions on how to get started. I'm a college student in Oklahoma and was planning on starting out by locking up properties with a purchase agreement, then have an investor come in and clean up the rest so i can be entitled to a finders fee. Just to get started. My question is if I see a foreclosure listing, and its a great deal to pounce on, what do i do if the homeowner is being represented by a real estate agent to sell it? would i still be able to pursue in locking up the property or would it be just too much hassle? I would LOVE to hear some feed back, even PM if you'd like also!!

Hello star i know this might be late or maybe its just on time. i agree with everyone else and i just want to say dont give up! When you say it wont work it wont, but when say that it will work, it will. Every one is on this site because they are starting something new. you can be your own worst enemy or you can be your own star.Smiling make the choice to try to find a way to make real estate your way out regardless of what those around you say. if you need advice or positive encouragement come here. Iron sharpens iron. Make this work out for you. Im starting out with terrible credit and no money and im only 26 years old. But i say to that so what, if I really want this bad enough i will just have to work my real estate business like a job until it pays me like an investment. try to focus on what you can do. If you have no phone then go to the library and get a free email address and contact people that way. Build your buyers list post ads on craigslist. dont worry about the RE agent there are plenty more out there. Every thing is what you make it so go make it happen!!!!
