new investor looking to get things rolling

I am a new invester, looking for the best place to start. I have been on the reo network. sent emails...posted ads on craigslist. read deans be a real estate millionaire in 2 days cause it was so interesting(gunna be re reading cause easier to learn and I know I missed things)But how or what is the best way to start. I thought foreclosed homes or REO would originally be the best to start with along with finding other investors and then getting a finders fee for helping them find home.

But reading some post, it seems like maybe that isn't the best way. It seems like locking in a property, set up closing for 45 days, then making ads in newspaper or wherever, then assigning the property to another home buyer, or investor.

I don't have money of my own that I can use to buy homes or whatever, so thats why I thought finding investors that do, or do have the credit could be a good place to start.

So I am just looking for the best ways to start and making my first deal. Thank you so much, Marc

How to start

I suggest finding the buyers/investors before getting a property under contract. It will save you time since you'll know what type of property the investor will be willing to buy and it speeds up the process if the buyer has their funding arranged. It is also a great way to start since you get to practice looking at and analyzing properties as well as making the finder's fees or contract assignment fees for the work you're doing.

a couple of things for you to do. Establish a buyers list, and you can do this by finding an investment club in your area. Well worth the time, believe me. Next, get your team together. by this I mean an accountant, real estate lawyer, rehaber to do majpr and minor repairs to props that you buy and hold. Go to craigslist or realtor.com to look for deals in your town or city. Most important re-read the book.I am sure there is vital info in there that you need to know. Just a little help, to get you on the right path. Good luck.
