Banks Love me, What should I do?

I'm brand new to the world of RE investing. I recieved Deans Book "BREM" a couple of weeks ago and have searched this site for hours! It's great stuff. I just can't seem to come up with an idea on what I should do. I have excellent credit, zero debt, and over $30k in the bank. Anyone have any tips on how to help others make money while I make a little off the top myself? Maybe someone else has found a property that they want to flip but don't have the money down for it?
What seems the most logical path for me?

I would possibly consider something as one of the foreclosures I had been watching came on the market but I am in the process of trying to buy another for my portfolio.

The one I am referring to would be more of a flip opportunity at the right price.

REOs

I would try to buy properties WAY below FMV then retail them. I would be looking to buy at ~50% of ARV. That should leave you plenty of room at the top for your profit.

Just make sure that you have any repairs needed already lined up and priced out. That is where flips/rehabs tend to get off the tracks.

You have a large opportunity available. Many will give you advice to do this or that and they are all fine ideas. The answer should be based upon what your goals are.

My suggestion would based upon this statement: "Anyone have any tips on how to help others make money while I make a little off the top myself?" Would be for you to be a hard money lender. You do not have to do much, make great returns. You just have to manage your risk carefully.

Kinda in the same boat

I too have great credit but have my house I am currently fixing up. Did a 10-80-10 when you could still get them. Also have a rental that I bought (Preforeclosure) with a bank 20% down payment. Rented right now by the way. Still own my first home (paidoff) which I am selling to my brother. Gave him a great deal on it.

I could almost do another 20-25 percent down and have been looking but like most parts of the country the home market where I live has not been hit that badly. Many investors here by the way so you have to be fast on any deals that pop up on MLS.

Some of the thoughts above might work but you are not going to get 50% off or such here. I tried to offer $10,000 less on a marketed down 3 bedroom 2 bath house. (Preforeclosure) The bank just laughed and said they would foreclose before taking it. It had been marked down once already.

you could be looking for property and making offers that rae 50-60 % below market value including repairs. That will give you plenty of room for a good profit to then roll to next property. You may want to do prequalificatio to see what you wouls qualify for a mortgage loan. The idea is to leverage your money to buy several homes if that is what you want to do. You can then sell or rent depending on cash flow.
