Need Funding Investors

My partner and I are seeking an Funding Investor to assist funding two residential properties in Minnesota with us. The total purchase price for both properties are $80,000.00 with 20% down payment. First property was brought and sold back in 2005 for $180,000.00, 2nd property was brought and sold on March 2006 for $176,000.00. Both are properties are REO now.

Again, we'll be doing all the rehab and get it refinance asap after the rehab and pay our investor back with his/her initial investment, plus a certain percentage agree by all parties.

Any consideration of being a funding partner. Please email me. My buyer partner has an excellent middle credit score of 756. We just need the down-payment!

Need more details

Do you have the properties locked up? How much rehab is needed? How long will it take? How do you know 20% down is needed? What will the properties be worth after rehab? What are rental comps? How long are rentals sitting on the market? What are comps showing? If the numbers look very good financing is easy. It sounds like a no brainer from the surface. Buy them both and make some money! I am very anxious to hear the details.

Need Funding Investor

Properties has not lock yet. 1st property will need clean interior and exterior, paint and re-inspection of furnace and plumbing due to winterized. I would estimate clean up cost $275.00 or less. Water and electrical re-check by license contractor estimate $450.00 - $550.00 or less. 1st property been in the market for over 90 days. Original listed price at $60k, reduced now to $49k. Property was sold back in March 2005 for $180,000.00, current city value is $138k. Listing price is now $49k, My partner and I plan to bargain for $35k due to little bit clean up. I am confident that lender will accept the offer if we do a quick close. This is a 4 bedroom 1 bath, 2 car garage detach, Split Entry. Rental in the area for this size can be $1250.00. We also have several rental properties of this size and was rent for that amount. Per my estimate of mortgage payment will be $386.00. We plans to refinance the home asap after the clean and take out $40,000.00 to purchase other properties that already in our pipe-line. We figure that if we have an investor who can help with the 20% for both properties.

2nd properties-not much in clean, one glass broken in lower bedroom, just need to replace the wood that hold the window. Re-shampoo the carpet and replace the garage door (estimate $75-$150.00) 2nd home is a great home with minor re-check on plumbing and electrical. This property sold March 2006 for $177,000.00, City value $138,000.00 (Area market $175-$185k now). Listed price $89k, reduced to $63K, our intention is to offer for $40k. Property in the market for 100 days.

We're now with little fund and we would like to save for something else. We're in need of an investor who can help with the down payment. Again, our intention is to refinance one asap to pay-off the investor, plus his agreement percentage. If you know someone who would be interest, please let me know or even yourself can help us finance with the 20% down-payment.

If we can not find an investor-we will still pursue purchase one and combine share of $6k from each partner. As you mention again again in your teaching-does not hurt to ask for assistance. We've love any investor who can help us. Please share with me your thought Dean!

PS. In a worst scenario if we purchase both property $40k/$40k, total purchase price $80k @20%, $16,000.00 We will handle the closing cost. One property will be refinance to pay back our investor.

i have found a home asking price 980000 apprasil 1300000 must sale this is my first try out alot of money should i try to assing this deal or try to get the money and sale myself i cant afford to sit on or hold this i cant pay for it if i cant sell it quick is there a way to do this and make alot of money without a huge risk whats the safest way to go plus could i even get invester to jump on this since its my first time thanks cs

I have a few deals that I am working on and to be quite truthful my credit score is only 589 and I cannot obtain the financing I need. I only have 2000.00 down to work with and I want to try and line up some financial partners that I can work with on a regular basis. I KNOW the market, I KNOW real estate and I am GOOD at finding great DEAL!... I just need financial partners that can give me 6 months on the money. If anyone ot there may be willing to work with me please let me know.

I live in Southern California and the market here is upside down right now. Its a great buyers market and money make.

I agree it's a great buyer's market. What do you plan to do with the property after you buy it? Probably still won't cash flow.

I actually am in the process of waiting on bid acceptance on a duplex for 99K which I already have investors asking about at the 179K I am listing it at. The cash flow properties here are great. If my id is accepted I have no money to purchase it but I ha e it locked up for 17 days to move it. But if I had backers I could keep it, pay the note of 680.00 per month and has 2100.00 income from property with 1300.00 approx. net. I have other duplexes as well and they will all rent or already have tenants I just need financial backing.

1031 INVESTORS WANTED

BY DEFINITION:

1031: Section 1031 of the Internal Revenue Code provides that no gain or loss shall be recognized on the exchange of property held for productive use in a trade or business, or for investment. A tax-deferred exchange is a method by which a property owner trades one or more relinquished properties for one or more replacement properties of "like-kind" while deferring the payment of federal income taxes and some state taxes on the transaction. The exchanger must identify the property to be purchased (generally called the target property or replacement property) with in 45 days following the sale of the relinquished property and close transaction with in 180 days.

If this applies to you I may have a deal on a CASH FLOW property that would be a great investment. Southern California
