That link was for reference only and if you noticed, they were multi-units not single family residences. I posted that link earlier. I was trying to give those interested an idea of what I was speaking of.

But in any event a 4-plex for 69K is a steal in any market. (smile)

builders bankrupt

Anyone know of any investors interested in buying up properties where a builder has gone bankrupt. These houses are new construction and some are 90% done while others are more like 60% done. All in the same neighborhood (great neighborhood you will be surprised) and all already have the foundation, electrical ran, bricks, with basically only the inside needs to be done. I have some pics if interested.

That sounds like a really interesting deal... who is selling them?? The bank?? Im assuming a construction loan was in place...

yes these properties are bank owned, but the interesting thing is that this particular builder used atleast 4 to 5 different banks. I went to the court house to check this out and it is true it he had loans from 4 to 5 different banks. Let me know if you know someone who could fund a deal like this.


exactly where are they located?

That will make a huge difference on interest and I know alabama pretty well. Just curious on the exact locations, because if they are condos in gulf shores, that may mnot be such a great investment especially with hurrican season upon them

Needs a roof and gutters but that is it. Off street parking for at least three cars. Quiet secluded back yard and nice neighbors.

3/1/1 in Ensley. Already rehabbed and has a tenant. Tenant has been there since April and pays on time or early. Assessed for $56,300. Asking $37,000.Sold comps average $72,500. Owner is selling because it is too far from his other houses.
