Rina if you have any of the foreclosure programs look up Alabama, mobile county, city of mobile, and search for 20K or less. You will be surprised at what you come up with. And yes that HAS been the norm but no so anymore. I keep telling you guys about all of the industry they are bringing in and how housing prices are jumping. Now is the time there to get in and make $$$$$$ but looks like the takers on here are slow to none. So I am working it out down that way and I plan on buying up at least 10-15 homes before year end. I plan on bulk buying tax properties in next month or so around 7-10.

Mobile One of Fastest Growing Metro Areas in U.S.

While many parts of the country are dealing with back-sliding economies and sluggish housing markets, that's not the case here in Mobile.
A new survey of America's fastest growing metro areas shows Mobile is a front-runner in the United States. According to research forecasts
from Moody's Economy.com, the Port City is projected to have the nation's greatest change in "gross metropolitan product" (GMP). Numbers
show we could see a 34% increase from 2007-2012. Other Alabama cities like Huntsville and Montgomery are not far behind either. In our area the announcement of a 3.7 billion dollar steel plant built by ThyssenKrupp paces economic development. Statewide, automotive manufacturing operations have located to the state, including DaimlerChrysler, Honda, Toyota, and Hyundai. The study looked at 363 cities in the country with an "urban core" of at least 50,000. Other metro areas that made the list include Port St. Lucie, Florida and Texarkana, Arkansas, and St. George, Utah. the study also looked at the nation's 100 largest metropolitan areas. Austin, Texas came in at number one. Atlanta, Seattle, and Orlando aren't far behind.

MOBILE, Ala. (AP) - The ThyssenKrupp steel plant
being built in southwest Alabama has drawn more than 8,700
job seekers in a recent recruitment period that ended Friday.
Officials with Alabama Industrial Development Training said at
least 4,000 applications were received in the past week.
AIDT, which will provide pre-employment training, said it
expects to hold its first training classes in March. The
German-based company could being hiring its first workers by early
summer.
Construction got underway in November on the massive $3.7
billion plant at Calvert on the border of Mobile and Washington
counties.
Operations could begin in 2010, creating up to 2,700 jobs.

How are your paying/financing for these?? Not conforming it would seem...

Also, you have "boots on the ground" that you trust down there. That helps A TON.

I will be making cash purchases for the tax properties up to 100K worth, using a loan I just took out from a relative. The others will be REO's

And yes I do have boots on the ground but I will still be flying back and forth to handle transactions myself.

You don't actually have to do that if you don't want.. I often close deals via FedEx.

And really don't discount the value of TRUSTED boots on the ground. SUPER valuable.

We talk a lot on here about the fabulous deals we are doing. And there is certainly value in that. I also think we can learn from the deals we wish we had NOT done.

Mine is a MHP in Texas. I didn't really want to be in the business of renting mobile homes. I wanted to be in the business of selling them on contract and renting the dirt. That was a good idea and that worked.

But I could never get ahead of the curve in terms of rehabbing the new mobiles I was bringing in. Part of this was that I had to keep rehabbing the rentals to get tenants in them temporarily while I upgraded the others (and the park.)

But I am 100% convinced that a large part of it was "boots on the ground". I just didn't have anyone that I could 100% trust to do the work and collect the rent. So I know I wasn't getting 40 hours of work a week out of my maintenance people (and I went through a ton of em.)

What was most frustrating about this was that I knew where I wanted to go. I could see the end product in my mind, but I just couldnt get it there.


100% Correct Mark

You definitely cannot discount the boots and I have 5 pairs of them down there. Five brothers that ar licensed contractors both commercial and residential.

ALABAMA MOTORSPORTS PARK
Complex Bears Name of Dale Earnhardt Jr.

Mobile, Ala. – Gulf Coast Entertainment, L.L.C. today announced plans to construct a major motorsports and entertainment park in southern Alabama. The investor group has narrowed its site choices to a location in Mobile County in the area across from the University of Mobile and two potential sites in adjacent Baldwin County – one on the Foley Beach Express and the other in central Baldwin County.

The project – which is to include an asphalt speedway, a road course, a drag strip and a dirt track – will be named “Alabama Motorsports Park, A Dale Earnhardt Jr. Speedway.” Joining the motorsports star and a diverse group of investors from various southern states in participation in the project are Kelley Earnhardt Elledge and Kerry Earnhardt, marking the siblings’ first professional collaboration.

" Our family business is racing and it's been our business for three
generations," said Dale Earnhardt Jr. "Kelley, Kerry and I want to continue the family business with hopes that the next generation of Earnhardts will want to be
involved in the sport. This new venture with the Alabama Motorsports Park
provides yet another avenue in which the Earnhardt family can participate.

“ Growing up, the race track was our playground on the weekends,” continued Earnhardt Jr., “so all of us look forward to being involved on the ground level of this project and being a part of the design team.”

The site plan developed by HOK Sport of Kansas City includes parking, a significant RV resort, multiple music theaters and an arena and reserves land for commercial, residential and light industrial activities.

In addition to HOK Sport, one of the nation’s top designers of sports facilities, Gulf Coast Entertainment has worked with Turner Construction’s sports division to plan and price the development. All three of the sites being considered are in excess of
2,300 acres.

The schedule calls for the project to be completed in the fall of 2009.

The investor group was formed by Alabama business and political leaders, who then attracted out-of-state investors and expertise and named former four-term Mobile mayor Mike Dow its president. Out-of-state investors include members of the Pro Football Hall of Fame, the College Football Hall of Fame, team owners in two national motorsports series, and a sports and entertainment marketing firm.

“We’re creating a fun, family-friendly environment which will be used for years to come by gulf coast residents and visitors,” said Dow. “We benefit from terrific interstate access, the beaches and casinos create a huge tourist base, and our research shows an underserved motorsports market that stretches from New Orleans to Panama City. Additionally, the economic impact study developed by Dr. Semoon Chang indicates significant benefits for Baldwin and Mobile counties and the entire state.”

Dale Earnhardt Jr. has provided input on the lighted, 75,000-seat, 7/10-mile oval. Features will include pedestrian/vehicle tunnels and banking and multiple grooves to promote close racing with extensive passing opportunities. Kerry Earnhardt has provided input on both the track and on a freshwater lake that investors believe will attract national fishing events.

The 3.5-mile road course will feature two distinct but connected segments to enhance testing on the track. The 1/4-mile drag strip and 3/8-mile dirt track will be designed to attract national events.

Gulf Coast Entertainment representatives have met with a number of national motorsports sanctioning bodies to inform them of the group’s intentions. No discussions about specific racing events were held, because sanctioning bodies typically do not conduct such conversations until a track is substantially under construction.

Rina I plan to hold all of them. With this steel mill coming in and the Dale Earnhardt race tracks I will be able to hold tenants and rent prices are already jumping up higher than they have ever been. I will probably hold and have them managed either by my brother or a management company that is there that I have used in the past.

As far as the tax properties, Alabama has a 1 yr right of redemption before you actually claim full title unless you can get them to sign a sort of waiver. So I will get that lined up as well.

The good thing about buying at those prices is that you can do whatever you want.

I have a friend whose typical transaction is like this:
Buy @7500.
Rehab for 15-20K.
Re-fi with a commercial loan for 65-70% so he has no money in the deal.
Then he turns them over to a prop mgmt company and he manages the managers.

Works great for him.

A couple more thoughts...

1) You are absolutely on the right track with these.. Go for it 100%.

2) Try to get your money out of them after the fact. Blanket loans or commercial loans are a couple of possiblities. Talk to small, local banks while you are down there for closings or viewings.

i can't believe i just

i can't believe i just stumbled on this i woulda replied earlier...Mobile is crazy right now..it probably is one of the very few places in Alabama that are showing positive signs in real estate. Areas surrounding Mobile are seeing increases also. My brother in law lives in Spanish Fort, works in Mobile, spanish fort is on the up and up. Lucky me, i'm right over the AL border in GA so I've been scoping that area for quit sometime. I'll throw some other things out as they come in, in my area of GA, KIA is currently constructing their plant for 2009/1o production. The outlying areas around the interstate from West GA I-85 into East AL I-85 should start picking up within the year as well due to all the suppliers slated to come in. I'll keep people posted..
