Back Dating A Deed

I have a question that I would really appreciate an answer to.

If a warranty deed was created in 2004 and filed in tax accessors office but probate court, and tax bill is in new owners name but not property (legally) and new owner now in 2008 wanted to sell property and just found this fact out, what if any reason would there be to do another quit claim deed and back date it to 2004.

Before I explore how I feel on this subject please send me our comments and/or knowledge.

ask a title company

Sounds to me like you have a break in the chain of title. Ask your title company. You will get the answer you are looking for.
