Hi, My name is Jan and I live is SW GA. I've been a DG member for a few weeks, now and even though I am moving a little slow, I love it!
As far as tax sales, I attended my first sale at the courthouse last month. It was real interesting. I talked with a couple of people there who were bidding and got some interesting information. They were able to pick up some properties for as low as $400.00. The highest sale was about $1700.00.
What I learned was that in GA in our county once you get the bid on the property, the owner has 12 mos. to pay the taxes, fees, etc. plus 20% to you to get the property back. That's a pretty good return on your money even if you don't wind up getting the property to keep.
They also told me that many of the properties that are initially posted for sale, don't wind up getting sold at the courthouse sale, usually because someone pays the delinquent amounts prior to sale. Therefore, there were only 4 properties actually sold that day here.
Also, here in GA, in our county, there are sales every month. I understand that in other states it is less frequent than that.

Jan, that's interesting info about the tax sales! I want to try to go to a couple to get my feet wet and get a feel for what goes on there. Then, the next time, I'll be armed and ready to get my properties!

That was my plan, too, to get my feet wet first. My newspaper has published the next sales and I am going to do some research on the properties, then attend the sale to see what transpires. I'm not sure I'll bid this time, but you never know!!

Welcome Tina. Glad to hear about some new GA investors. Are any of you in SW Georgia? It would be great if we lived in close proximity to get together for a REI club occasionally. If not, we can just do it online.

Hi All, I am also from Georgia, I have not been logging on that much. Tax sales sounds good. However when I called my county the clerk said that they don't do it that often. I recently joined an official REI Club, they have chapters and sub-groups all over. They work with beginners, hold classes and have have monthly seminars, there is a fee to join. Some things are for members only, others open to the public. So far they are very knowledgeable in what pertains to us locally. Check it out www.gareia.com. They have a calendar of events posted if anyone wants to visit, it's a great place to network, let me know.
