When Dean says just talk to the home owner to what types of questions do you ask.

Why are you selling

Are you willing to owner finance or carry a second on the property

What do you like best about the property

Hows the neighorhood

Do you owe any money on the property

If so, do you have more than one loan

Are you in pre-foreclosure or foreclosure

Would you consider lease -optioning the property

If you owner finance what interest rate, term and ayment are you thinking about

If you will lease option, what are terms of option

If you will lease purchase, how much do you want down

These are just a few questions to ask. If you read more on dealing with howme owners under the forums you will find many more, I am sure.

These are not the questions you are looking for, but it gives you an idea of how to approach the seller. Check out Elena's post on how to find motivated sellers and it kind of gives you a plan on how to approach a seller and how to act with them. Always, Always, treat a seller the way you would want to be treated. Never talk down to them, and show respect. Your reward could be a deal....Jan


Some more input on questions

In Dean's book he is wanting you to contact the owner and ask questions to get a true understanding of how motivated the seller really is. With the price of gas these days, you want to get as much info before you drive all over town without knowing that this seller is truely ready to sell. When asking the questions, concentrate on the responses.
