Many Very Unhappy with Mortgage Settlement

A large number of borrowers who were hoping for some help from the states’ attorneys general settlement with the five largest mortgage lenders are holding an empty bag. The $26 billion settlement is expected to help only around 1 million troubled homeowners, far from the 11+ million with underwater home loans.
Proponents of the settlement deal state that around 1 million homeowners will have their mortgage balances lowered and another 750,000 would be able to refinance with lower interest rates. With 3.5 million homeowners having lost their homes over the last four years, and another 11 million underwater on their loans, many consider this settlement far too little far too late.

Hello DG Family,

Ok so we just recently closed deal number 4. Its not very impressive but it was the quickest I ever made $500 ($250 cause I split with partner.)

I am the go to person for some people I partner with and we had a property under contract. When it was accepted that is when I went to go take a look at the property. I took photos, video and sent them back over. All of us together blasted it out to our buyers. We had it sold in 3 days: ) We had it under contract for $6,500 and sold it for $8000. Not to bad for 20 mins. : )

Hey DG Family! Im so happy! me and my REI partner order new yellow bandit signs and wrote this with a black sharpie "3 bed 2 bath house Owner Will Finance" We put these signs yesterday in a Walmart parking lot in our town, and today we got about 25 calls!!!! in only one day!(: most of these callers are tenant buyers that have a down payment and are willing to pay a little more than what rent is in our area.

I learned this strategy from a video where Dean interviews Greg Murphy on how he does his deals with no money down. We are soo excited tomorrow is sunday and we know we are going to get even more calls than today! Now we need to find some good deals or even decent houses that we can lease option to these tenant buyers or investor buyer.

FLIPPING LIKE CRAZY!!!*** $156,000 in four months

Hey everyone, I wanted to stop in and give an update on my recent flipping success. This is where I'm at as of this week...

I have two properties cashing out on the 23rd of this month. house one should profit approx. $23,000. House two should be approx. $20,000.
I have another that is set to close and cash out on April 19th, it should be roughly $28,000.
The fourth I am currently working on with about a week and a half to go, but I already have buyers that are ready to sign a purchase agreement and they are not fha, and they want to close by the end of April... this one should profit approx. $20,000.

I received my largest check to date on a single property today... $25,000.00!!!

I have done many wholesale deals over the past years making 5k to 10k and one time I got a wholesale fee of 12k on a deal. But I did this deal a little different and it resulted in a check for 25k!!!

I had a 5 unit building that I was able to negotiate down to 135k. That's a huge discount considering this property only needed about 40k in rehab and had the potential rental income of $5,500 per month. So instead of simply wholesaling the deal I found a partner who had the cash to purchase and rehab the deal. I allowed him to take title to the property since it was his cash and I simply put a $25,000 note and mortgage on the property to protect my interest in the property.
