Hey everyone, I wanted to stop in and give an update on my recent flipping success. This is where I'm at as of this week...
I have two properties cashing out on the 23rd of this month. house one should profit approx. $23,000. House two should be approx. $20,000.
I have another that is set to close and cash out on April 19th, it should be roughly $28,000.
The fourth I am currently working on with about a week and a half to go, but I already have buyers that are ready to sign a purchase agreement and they are not fha, and they want to close by the end of April... this one should profit approx. $20,000.
The fifth one I haven't even closed on yet, but my realtor brought a couple through there over the weekend and they want to sign a purchase agreement asap and they are cash buyers. This one should be a whopping profit of approx. $35,000.
The sixth property is under current rehab, my realtor may have someone interested and once sold it should profit for approx. $30,000.
That is a total of more than $150,000 people! oh, and my partner bought me out of my rentals for another $40,000. Almost $200,000 and the year isn't even half over!
This is for real my newbie friends, if you desire it bad enough and act on it you will be truly amazed what will happen.

You are my hero - I am assuming that your flipping is assignments??? I am having a difficult time getting sellers to accept the clause of assigments here in Utah....what's your secret???
I started to wonder where you had been?? Way to go and show others how it CAN be done I'm like Donna, do tell the details. When you say cash out, do you mean you had tenant buyers in them and they are at the purchase point?

Congrats, man! If you're clearing $20-40K rapid-fire style, that's fantastic! Probably not done through assignments - I'm guessing straight up flips that cashed out, right? You need a high value place with ALOT of profit margin (and most likely a non-investor buyer) to clear $20K by just signing the place over without doing any work to it. Can't wait to hear all the details - great job!

Mark, I searched your posts and My Deals and Member Journals--
Is there anywhere we can read through your deals? Or would you mind giving us a summary of the types of deals?
Are these FSBO, REO's or what and do they come you thru signs or ads, or just from MLS listings?
How do you close them? Are your buyers Retail or Wholesale? Do you take possession and rehab? Or just pass them along? And, do the buyers see how much you make?
Asking because I am sooooooo proud of you! I am flipping wholesale deals in Las Vegas-- most of my buyers are in the under $50's market, so I am locking up deals at $25K to $50K and averaging a fee of $3500 ea. I'm also rehabbing at profits of $15K-$40K, but I really do help SELLING afoter they are rehab'd. Would love some guidance...
I had a fair shot of making my $100,000 goal by the Edge event this month and I'm carrying 60 active offers at all times and still not near my goal. Any ideas would soooo appreciated!
