Expanding the Buyers List

Ive been so busy lately searching and trying to assign deals. I found one good property but the bank wouldnt let me lock it up because I was trying to assign it. They told me I couldnt assign it. But for now I have a club meeting this month on the 29th. I wanted to ask for tips on how could I expand my buyers list when I go to this meeting. I though about making a big yellow t shirt with black letters. Something like Looking for an investment property!!! Let me find your next deal!!!. Then putting putting my contact info on the shirt. I have also thought about putting business cards in everyones door in the parking lot and also handing out cards at the meeting. Anyone know some other strong affective ways I can take adavantage of my time at this meeting?

REI Club/Buyers list

I just went to my first Investors meet up.Make sure you find out what it's about.Because the one I just attended 95% of the Investors there were 1st time Investors like us and It was all about selling there product.DVD's and different courses ranging from $10,000 to $30,000.
I only got about 10min of a good lecture that benifit me.
Luckily I only paid $5.00 to get in.

I have had an add on craiglist and backpage.for like a month and only a couple of Investors contacted me.So I'm getting kinda worried, since I'm getting close to locking up a deal, that I wont be able to sell it.So I need to try some other ways of finding more buyers.

Yeah, the ad seems to be getting some good response. But remember these won't be cash buyers... well, I suppose some of them might turn out to be, but mostly it's people that are needing to find creative financing themselves and/or need a little help building their credit. I'm gonna have to get creative on the financing end myself. But I'll cross that path as I need to. What you need to do is find the guys (gals) with the bucks that can back you in the part that YOU are doing. You find the deals, then come up with a package or a plan that sounds great to them (the investors). You guys are out there showing that you are serious. THAT is the first step. And don't underestimate your own capabilities. Talk to mortgagae brokers and see what they can offer YOU, too. Also, Elena has some great posts about getting business credit if you establish an LLC or other business entity to work under. If anyone else has advice in this area, chime in please.
