OfflineI am trying to break into the world of real estate investing. But I am having trouble getting the idea of assigning a property. I answered an ad on backpage.com that took me to this website: www.pahouseguys.com.
They responded to my email telling me they are interested in Wholesale Property,SFR.
What does SFR stand for?? I am under the impression it means "Single Family Room". Is this true and if so what does that mean?? Dioes it mean a studio??
This site has a wealth of infomation but it taking time to digest it all.

single family residence. What these guys are looking for our houses that are 30-50% below Fair Market Value (FMV). They want to buy cheap, maybe fix and hold the property or fix and flip. This might be a good lead for you. You should ask them what their criteria is for purchasing a home. How many bedrooms, baths, sq ft, etc. How much below FMV do they want? If the house was a little more, but had a great monthy rental cash flow would they consider the deal, etc. What you would do is find properties matching their criteria, lock them up in a contract and then sell them your purchasing rights via an assignment contract. Depending on repair costs and how low you lock up the property, you can make any where from a few thousand dollars to $10k plus.

I already have a few interested investors. I think I am going to try bird-dogging first to get my feet wet.Pertaining to bird-dogging when I do have an interested investor, do I have them sign a non-disclosure or do I use a promissoty note to make sure I get paid.

You really should check your dates before shooting from the hip. Markusr's thread was done in 2009! In addition, you have a bad attitude in helping people. Yes, it's annoying to see the same questions asked over and over, but a simple sentence or two is enough or no response at all if you feel the question has been asked enough. It's people like you who give investors a bad name. I hope you don't handle your clients the same way you handle fellow investors. Good luck...
