Real Estate Agent Said No

I hired a real estate agent to help me find properties. He found me a single family house that needed some repairs. I made an offer. He ask me for proof of funds. I provided a proof of funds letter.

Then the real estate agent refused to sell me the property. He says he can lose his license. How can I work with a real estate agent?

Did you qualify this agent as someone you should be working with? Or was it the first one you found?

Either that agent doesn't know what they are doing, or they don't want to work with you because you seemed like a novice investor. Call a few more to build your confidence!

The key is to not to show that you are new at this, or your Realtors will be reluctant to work with you, because they don't want to waste their time. Be confident!

MAKE SURE YOUR REALTOR IS HUNGRY! After talking to a few Realtors you will see that some of them will try to crush your dreams, and some of them are just lazy not willing to do extra work... But very few of them are pure gold.

Remax and Keller Williams are more trained to work with investors so I would try all of those brokers first. Call the main line and there should be a secretary answering the phones, ask him or her to put you through to the Realtor that works best with investors. Here is what you should say to know if the Realtor has the right mindset or not:

  • Here's what I want to do, I'm looking to buy/fix/sell properties that will turn a $25,000 to $30,000 profit within the next 30 to 60 days. Wait to see what they say.
    • If they tell you that's impossible in this market, then you probably have the wrong Realtor! Just say "thank you for your time" and hang up, don't try to convince or teach them this works, it's a waste of time!
    • If they are open to that idea, or if they have other investor clients doing the same thing, then that means they know it works and have the right mindset. If they ask you how you are planning on paying for it, just say "cash" (you should have a list of cash buyers by now).
      • If they claim to have an investor client doing the same thing, ask for an example. This will make sure they aren't bluffing, plus it will give you a good idea if they know what they are talking about.

    If all checks out then so far so good, they SEEM qualified! Now you have to make sure they are going to do the work you want them to do, give them homework! Start by giving the Realtor this criteria to send you:

    • I want to look at properties as soon as I can, I'm looking for properties in the "hot areas". They need to be "starter homes" that are Vacant, As-Is, and have had a Price Reduction. I don't want to look at more than 50, I'll narrow it down from there and do most of the work for you. These are the main things you want, because they all show that the owner is distressed and motivated. Telling them that you'll do the work for them will make you seem easy to work with, they like hearing that!

    Another note is that you shouldn't try to oversell anything, a lot of this requires saying what you need to say and just stop talking, waiting for their response.

    I suggest doing this to multiple "qualified" Realtors, that way you can narrow it down even further to which ones respond faster, follow up more often, and things like that.

Realtor fired me toooooo....

Yup.. I had a Realtor I was working with and she was pretty new (like me) I sat with her and purposed a plan of which area I wanted to work and at first she agreed but couple of days later she e-mails me saying what I was purposing was illegal and against her company policy...and she couldn't work with me.. ILLEGAL !!! wow that was shocking to read... but oh well for her, they obviously can't see the vision... So now I have a Realtor who knows the vision and am moving forward.. and NOT LOOKING BACK...

So don't give up!!! never!!

Do It Yourself

The Best deals are finding motivated sellers yourself. Also, You'll go 100% faster, if you just focused on that alone, rather than working with realtors.
I'm proof of that.
I Wasted a lot of time chasing MLS deals, but I did learn a boat load failing from that.

A major point

One major point that I feel like you are revealing. Don't tell your realtor that you are not going to be the end buyer.

You tell them you are a cash buyer. When you put in your offers. you put it in your name and/or assigns. You tell them this is because you are not sure if you will be doing the purchase in an LLC or in yours or your partner's name.

Do not tell them too much info. They just don't get it!
