First wholesale...DONE!

First wholesale...DONE!

Thanks so much to the DG family, here and Insider Elite. My first wholesale deal closed today and got $10,000 CASH! Finally put my head down and sure enough in 60 days a deal done. I have another deal that will close by the end of the month (a HUD house) and another wholesale deal with contracts signed, so That's 3 deals for April.

You got it,congratulations.I am a bit nervous because I just came from a meeting with a RE Broker,and he offer me more than 20 deals and he want open a LLC with me to manage the business, he told me that he has 20 years in business and full of deals he can not afford and what is more, I ask as Matt said 20 to 25K and he told me can make for us 40 or even 60 !!!!!!!!!!!Now I need find cash buyers, I am terrified because is my first experience, please advise me how you did with cash buyers and after that double close if not assignment allowed.Thank you very much .

I would have to defer to the real experts on advice for that kind of deal. As far as cash buyers, I used bandit signs and called the "For Rent" ads in my local paper. Follow the steps in Dean's "30 days to real estate cash" or the Rock Bottom Blueprint!

just a side note on huds

IF you do offer on a hud, make sure it's your 1st and last offer. They don't let you go back & re-negotiate. I'm learning the hard way. But, way to go!


Actually I increased 5%

Actually I increased 5% after they rejected my first offer, then they rejected my increased offer, so we waited until they did another price reduction and I offered the same offer again that same day, which was still $12k less and they accepted.

So here is an update on my

So here is an update on my closing with HUD. It's been pushed back by HUD because they couldn't get their act together and so I had to file an extension which cost me $400! IT WAS HUD's FAULT and now I had to pay to salvage the deal or else they would have cancelled everything and I would have been out my deposit and all inspections I paid. Get an attorney who won't mess around and wait till the last minute (like most do) to get your deal closed. You must stay on top of these people!
