Thanks so much to the DG family, here and Insider Elite. My first wholesale deal closed today and got $10,000 CASH! Finally put my head down and sure enough in 60 days a deal done. I have another deal that will close by the end of the month (a HUD house) and another wholesale deal with contracts signed, so That's 3 deals for April.

Did you use a "for sale" bandit sign to create a list of cash buyers?
Or did you use a bandit sign to sell a property that you found for a cash buyer?

I used bandit signs for both! " I BUY HOUSES" got me the property and "MUST SELL, 3/2, CASH ONLY, 59K" found the cash buyer to wholesale it to. I also used postlets.com to send out to my buyers list.

Like you I am getting started again I guess you could say. Joined up last June and my partner and I are just now getting into it again after reading Dean's latest book. My point is that it is reassuring to see someone who joined up in 2010, but just put things in gear and it is working. Like I say as well since I used to be in the Army, this system is almost fool-proof as it tells you what to do step-by-step! so thanks for the post as we embark on our 45 day goals Monday.

Thanks again for all the responses. I see now I can't be a "one hit wonder" and stop with one deal. I have to keep folks motivated to keep pushing ahead! Details on the next deal, a HUD foreclosure, will be posted whenever it closes. Pushing for the end of April or sooner. I learned a bunch so I'll be happy to share my experience on that one as well.

Way to go! keep in mind if you go after hud homes, you don't get to re-negotiate the price, and they keep your em. I found out the hard way.

Thanks for sharing your success story, it gives me that push i need. I am also new to this. I wanted to know more about the deals that u find on zillow.com and trulia.com, how do i get it. I've seen some good deals, i just don't know what the next step is, do i contact the agent to get the owners information or do i tell the agent what im looking for...
As far as Zillow or Trulia I screen the properties to those that have a price reduction, then I'll look through the pics to see if it is vacant or looks like it needs work. I write down the addresses and email them to my agent and she sets up a time to go see them.

IE is awesome! I guess for me it was the commitment of joining IE for a yr and really taking advantage of many things that come with membership. You can actually chat with the superstars (they are kinda more available to you on IE). But the support, encouragement, excitement, etc for completing a deal that I've received on here has been more than I ever thought it would be!
