This is a great idea, and one that I don't think many people have thought about. The ROI you can give to yourself, or someone in your SOI is much greater than what they are currently getting.
Remember it's the idea of using your, or other peoples money to work for you and them. In addition to the ROI they get, this is a fantastic way to build better rapport with them and hopfully increase their desire to do more deals with you.
As John said, make sure to check with an accountant for state regulations etc.

That is a great idea, however, some have used the local courthouse records to locate individuals who have purchased properties for cash.

Another good idea is to attend auctions at the courthouse and speak with those investors who are buying properties. You can get an idea of who buys pretty houses versus ugly homes by the type if properties they bid in.

It often is a new concept for novices in real estate investing that you need to start building money relationships. But this is one of the most critical elements of success.
