Any Info or Tips About Yellow Letters??

Hello I was have recently been researching "pre-foreclosures" and have also been talking with Dallin about these types of properties as well..

After getting a list of these pre foreclosures and researching the information on the property have a list of about 20 people/addresses to send these letters to...

I am posting this to see if anyone has any tips or pointers or maybe even an example "yellow letter", they can provide me with in order to be successful and hopefully get a couple more under contract, so I can keep moving on and get that much closer to my goals...

Yellow Lettters

Hello Emattp,
In regards to yellow letters, I have used this service before in order to locate sellers in specific zip codes in my area, I have sent out at least 250 pieces and got only 4 response which was not positive. However, this does not mean that you won't get better results. Perhaps base on your location things would be different.Perhaps you should research the zip codes to see how active the area is before sending the letters this way it won't be a waste of time and money.

Yellow Letter

If you just google "yellow letter" you'll find a number of examples. I often send out a really simple one:

"Hi, my name is XXX and I would like to buy your house at 123 main street. If you are open to the idea, give me a call at XXX-XXX-XXXX. THANKS!

Sent out on a small yellow lined paper and I sometimes use red ink.

I have also not had a huge success with this, but I'm also doing direct mail and the percentages are also very small and that's why it's just a numbers game. Send out a bunch, hopefully get some calls that are leads, and maybe 1 or 2 will turn into a deal.

What kind of Homes/Home Owners did you target?? I mean, were they Vacant Homes/abandoned homes, landlords, or were they people facing foreclosure??

My goal is to target both, Vacant/Abandoned Homes AND "pre-foreclosures".... I have also read quite a bit that using yellow paper WITH RED INK is best too...

I plan on getting these letters out no later than Wednesday, and will keep you posted as to how this turns out.....

I had success with the Yellow legal pads and writing with red ink...

That's it. Don't over think it or try to get creative. You want people that need to sell calling you and this gets it done. Make sure the letters and envelopes are handwritten so they look more personal.

For now mail out to EVERYONE if they call and they're motivated just it under contract and then wholesale it. Don't over think it! The point is to do a lot of marketing and get a lot of calls. Once you have closed a few deals you can start narrowing down to what you like and the houses you're interested in.

RESULTS.....

So..... It's been a couple of weeks and I am back to report on the results of my 1st "batch" of letters....

It ended up taking me a couple extra days and I got them all (34) out on Friday... It seemed for the first week I got (1) call every (2) days.. I received a total of 4 calls, and have since pretty much stopped...

Just yesterday... out of these (4) calls I was able to put one under contract for $27K... It is a 5 Bed, 3 Bath, 2,000 Sq. Ft. Bi-Level Home... The ARV on it is in the $82-$85K Range, and needs about $20K in rehab...

HOPEFULLY!!! This will be my next deal... In the meantime I have a list of about (30) more addresses to send letters to.....
