OfflineOkay, so I'm brand new here. I have never done a thing with real estate, including buying or even renting a home.
With that said, I feel a bit over my head here. I have yet to finish both of Dean's books, so I know there are probably answers to my questions there, but... well I'm starting to lose faith in my abilities to do this in the meantime.
Dean's books do wonders for my confidence.. But only while I'm reading them! So my questions for all of you are...
The contracts, for one. Where on earth would I find the contracts that we are supposed to use to lock up deals? Is there a website or someplace where I can copy and paste? Or must I create my own? If that's so... how do I even begin to do that? Do I need a lawyer to help me with them? If I can't pay for a lawyer, does that mean I can't do this until I can afford one?
Thanks for helping me out and calming my fears. I really do believe I'm making this more difficult than it needs to be.

The contracts you will need are located on this website. You can ask your questions about contracts here on dg.com. You can definitely use a good attorney when the time comes. Attorneys are an important part of your real estate power team. As for the funds to pay an attorney, that will come out of settlement so don't let that worry you. You can definitely do this now no need to wait. If you have your personal situations that you need to deal with first then that'll be fine. But come here to d g.com for motivation an use this 3 or 4 months that you need to be learning so that after your 3 or 4 months you will be ready to be begin. Give some thought as to how you could get some bandit signs that will cost about a hundred and twenty dollars you will use bandit signs to find cash buyers and motivated sellers. You won't need your bandit signs until you begin 3 or 4 months from now.

that said, you still may want to check with and RE attorney for the area you live in. Better safe than sorry. I have heard that having an attorney is the best way to go.

To answer your questions you can find all of the contracts that you will need right here on DG. They are located on the left hand side of this site. I have never used a lawyer for any of my deals. You do not need one so keep your money in your pocket
The contracts here on this site have already been evaluated and proven to be "standard real state contracts" and pretty universal. You can have a local Title company or closing attorney review the contract to make sure it conforms to your local real estate laws if you would feel more confident but it is not necessary.
Wholesaling is the only strategy that requires NO MONEY AND NO CREDIT to make money. Dean's techniques are so simple to follow that if followed will get you making money.
