I have always told new investors that finding a good deal is more important than finding private money. Why? It is much easier to find private money. If you have a great real estate deal, one can always find somesone with money. I have proven this several times in my real estate career. This was confirmed at the EDGE 2010.
I just received a call from one of my investors. He asked me this question. Do you have anyone that needs private money? I said Yes. So, I am going to find a deal and make it happen. I love the Real Estate and Beyond Network.

Well I need a real estate circle like that then! I'm not having any issue finding killer deals, but it's the financing that's limited. I've read some of your other posts and I wish there was an investor friendly agency here in central IL like yours.

This is always a great idea when setting up and completing a real estate transaction, private money. As a newbie with lots of learning to do and time on my hands I find that it's easier to have private money because you are helping the investors to receive a much higher rate of return then by any other conventional methods.
Anyhow, would you go up to Prescott or Prescott Valley for funding? I use to live there and would love to find some property. Currently up here in Spokane WA and if you see anything up here you like I got a big camera and get you some shots as a Property Locator.
