If you see a home on craigslist that your interested in and you call the number in the listing and its a realtor or broker not the owner of the home can you make an offer to the agent?....or do you have to have a realtor contact them?

no you can make an offer yourself direct to the agent selling the property and by you doing it this way the selling agent is also the buyers agent so he gets commission for the buyer and seller if I am correct.

So what alternative method could I use to make an offer but not have to pay the agent commission?
Well the agent most likely has a standing contract on the home. You could wait till the listing expires then make contact. Anyway the agents commission will come out of what the seller makes.

Has anyone had success with brokers or agents accepting creative deals like lease purchase or assignment deals? Because it seems they know more about real estate than I do, I am sometimes fearful to speak with them.

I asked my real estate agent if she has ever seen a bank take advantage of a lease option or assignment deals if the house can be sold. This is what I am trying to do with my house. My landlord lost it to foreclosure so I am trying to get the house with no money down but Fannie Mae is the one that owns the house. Both my real estate agent and the broker that the house is listed with said it would not work. That Fannie Mae will not accept such an offer. We will find out in a couple of days, the offer was finally submitted just like I wrote it in the email that I sent to the broker. She did not want to send it because she didn't think that they would appreciate the offer. The thing is that people are only putting in offers for barely 50% of what the price is and I offered a little over full asking price since they dropped the price the day I sent the email. I will keep you posted on whether or not they take the offer or if they negotiate a different one.
I want to to start out on doing lease options, when I get a buyer or lease to own tenant..who pays for the balance of the mortgage that is on the house is it me the REI or the ones that I asign on the deals.Please anybodys help will be greatly appreciated...Thanks Cecelia
