No money down strategy?

No money down strategy?

I'm new here, and very anxious. I've been reading Dean's books and very excited about investing in RE. Hopefully i'll be running into money in March, and I will get to work. I'm just confused w/ the no money down strategy in the book. In order to go into contract w/ a seller (to quickly sell it again) don't you have to be pre-qualified for a loan at the bank? My credit isn't great, and needs some work, which I'm currently working on. If I have to be pre qualified for a loan, then I'm screwed. Also, I would pretty much have to find a buyer before I could even try this strategy. And then what happens if that person doesn't qualify for a loan(As we all know. It's hard to get a loan these days). I still have a lot of reading to do, but I had to ask that question....it's been bothering me all morning. Thanks.

...a puzzling situation. But as the book(s) say get your mind out of the box and think a whole lot differently. Yes both those instances narrow your options. But that just means you work harder to find PLM or as you said flip it. Watch your numbers though!

The way the strategy works is twofold.

First, you need to find deals that you can assign or find a title company that will do double closes. Both of those are explained in the books or on this site. (You can go to the little box in the top left hand corner and type in any subject and then click your enter key. Do not click on the magnifying glass. It is only there to confuse the new people. Eye-wink You will get a listing of threads pertaining to that subject.)

Second, you need to find buyers who have cash-that do not need to get bank approvals. There are a lot of those out there. You just need to dig a little. You can also find threads here on finding buyers and also talks about finding them in the book.

The BIG, BIG key here is you really DO have to study, study, study and read, read and read some more. It is not easy or everyone would be doing it. But it can be done if you are willing to put in the time and the work.

Good luck to you. Just make up your mind that you will do what it takes. You have a big support group here. That helps a lot!

Mike,

you don't need good credit when you're doing assignments; that's the beauty of what DG teaches. You're never putting the property under your name, you're putting the property under contract and then assign it to a buyer.

But first, you need to find the properties, and the buyers, then you start making deals.

There's a lot to learn, a lot of information available here.

Read, Study, Apply-rinse and repeat

Mike, how are you, hopefully well and good. Yeah as Karen said up above, study, read then go apply what you have read and then go back and study and read some more, then apply some more and just keep repeating those steps. Then come here to the web site and read some stuff like other people's journal, they have a lot of knowledge on their journals because they are actually applying and using the stuff in real live real estate transactions. So go after it man with a made up mind, let 2011 be your last your of being without the money you deserve.

Thanks for the super fast feedback. I really appreciate it. I'm definitely reading a lot, and got a huge bookcase full of real estate books, from laws to investing. I've been very interested in the field for years, just got side tracked when my child was born 4 years ago. He was born w/ a rare metabolic disorder, and my wife and I are always traveling to find different doctors specializing in the disorder and of course lots of hospital visits. I actually paid for real estate courses to get my NY state license; just never found the time to go. I called the school up last week, and I'm still in the system...thank God! I'm sure going to classes and getting my license will help also. Might even try to work as an agent, who knows. I'm reading like crazy and hope to purchase a half way decent foreclosure to rent out to start out(hopefully by spring). I will fill everyone in, and I'm sure I'll have a lot of questions. Thanks again for all the help so far!!

READ, Read, read.....& then

READ, Read, read.....& then read some more......

I'm not being rude....it's what I do and did to figure out things...after I had the fundamentals, I asked questions...theres a ton of info in Deans books and on this site....but I'm just saying to read more because some of the questions you have now will be answered in the book as you read on. This site is a great resource and I am always thankful for the help that I get on here from all the awesome people that I have been able to network with BUT, I have seen people post basic questions on here that are answered in the book and I have seen them get ripped on for being "lazy" and for not doing the work...reading. Im not saying your lazy or anything I'm just saying that I have seen things happen on here and if you read the books you can avoid all of that. People are more than helpful on here if they KNOW that you have taken steps to do things for yourself first and that your not on here looking for shortcuts that don't exist.

I read a book called "Think and Grow Rich" by Napoleon Hill and one of the many things that stuck with me out of that book was this: "Thomas Edison tried to create the light bulb with no electrical, engineering or scientific expertise of his own. He failed over 10,000 times! He just kept on trying and trying and eventually he succeeded on the premise...if you fail enough times you are bound to succeed, even if by accident."

Point is, you have to be out there and doing things and eventually what you are working toward will present itself to you. Always keep yesterdays questions todays answers and keep chuggin along.

We all have the ability to be successful, what we do with that ability will determine if success will manifest in our lives or not.

Keep reading bud and don't quit!

p.s. I don't know if you have one near you or not but, when I'm out of reading material and don't want to spend money for more education, I go to Barnes & Noble Booksellers and grab a $2 coffee from the Starbuck inside of it and sit there for 4 or five hours and read the books I want to read for free. 2-3 "coffee visits" later and I have another book under my belt. Just thought I'd throw you a free way to get more materials.

Bernard, I love the story about Thomas Edison, too, but you left out MY favorite part. He would always say, "I do not look at it that I have failed 10,000 times. I see it as I have discovered 10,000 ways that do not make the lightbulb work!"

Plus I like reading there cause no one bothers me and it's like a get away...quiet and you can get done what you want to get done and no one you know will bother you cause they are all out shopping or at the bar.

They also sell notebooks there or you can bring one. If you are into a good book with lots of pointers...take notes and then put the book back when you are done with it...you get to take all the good stuff with you Eye-wink

Plus I find if I write things down while I am learning them, they stick with me a lot easier than if I read the book 3 times.

I have only been here less

I have only been here less than a year...there is still a ton of stuff that I have yet to know even exist never mind being able to find it.....oh and the joy of figuring out values in a place that I just moved to is the cherry topping Eye-wink

Every time I get a lead I have to look up the city on google and play games with it online to figure out if I want to offer on it or not...

It make it or break it at this point for me. I spent everything I had left from the move on marketing to get myself in front of people, so here we go!!!!! Im just hanging on for the ride and having faith that I made the right decisions and that they will pay off,,,,,very shortly.

re-awakening

Hey DG`ers, Have been on the shelf for awhile,due to personal circumstances
kinda lost interest for awhile,but after watching serveral personal videos,
have decided to dust myself off and get going again, Thanks for all the
encouraging stories of obstacles overcome. I`m here in Canada,where things
are done differently than the US,and I might have to dig deeper to make it
