This was the house we purchased at 28,500, & sold
to the neighbor for 36,500.
Have two contracts waiting to come back, & should
close on those within three weeks.

I am still working on getting my first deal done. Working on a desperate seller that owes nothing on home but 10k of back taxes and is eager to sell. I am having a hard time with comps even tried through a couple of realtors but nothing comes back as sold in that area. It is not in the boonies but in a nice area and populated area. Only thing I can go on for now is taxed value at $133,400 and I am getting it under contract for 55k. There are several homes in the sames genearl area LISTED for average of $154,000. Any suggestions would be appreciated.

We just won a bid on another HUD auction home for 14k. We hope to do the same thing with it as we did with the house in Indiana.

Have you tried going out as far as a mile for the comps?

that we do the most investing in is less than a square mile so it's easy to comp. the properties.
This one is in Illinois but it is only about 20 miles from the house in Indiana. The area my family lives in is right along the state line.
