please understand, there is no great value in finding properties. It is finding the investor or end user. I can find 5 properties in every city in America but in today's market, that is not a talent. Having a credible buyer's list is the talent. I am not picking on you, I just want you to see the big picture.

have you posted these on craigslist? that is my # resource to sell my deals. the other one is bandit signs . you must make your ad title stand out I always start out with !!!MUST SELL!!! and then brief ad description. I keep my ads very generic and don't give out much information , let them call you to find out. I know other wholesalers give you all the #s on the ad but I believe buyers have their own #s. You might have a buyer who thinks your deal is worth $50K , while another think is work $70K - so why get rid of the latter guy on your ad.
I'm not a big fan of "find buyers first, then deals". Most of my deals I done have come from my own marketing , not my buyers list. The key is that you have to know how and when to advertise your properties. Like I said Craigslist is great and do it late evenings , specially Sundays. Repost every 3-4 days to keep them up. You can also try the newspaper if is not expensive in your area. Good luck!
