I have been too successful in the past weeks and need 18K of immediate funding. This is a REO set to close 6/17/11 and I need 18K cash to make the deal. There is plenty of room for profit, anyone capable of making this happen please contact me ASAP

I am cautious about giving out too much personal info on the web. I made a ridiculously low offer on an REO property in SW Florida, it was initially not accepted and then the first offer fell through. My offer was a cash offer, I also had anther deal on the table that came through earlier the same day and I used the funds for the second offer. Not wanting to give up the first offer I have had the property inspected and have a potential buyer and a different potential tenant all set. I also have $2,000 on the table that I will lose if I do not close. I simply need cash to close and need it fast, family and friends are unable to assist. I would pay a handsome interest rate, my bank can offer refinance after name is on deed for 6 months. Any qualified investor, I would be happy to give more specific details to, but time is of the essence.

I got Dean's books in January and I was already in the process of relocating. Who knew I would be so successful on my first deals.

I will up date my profile in time this just became an emergency situation all of the sudden. I am a senior consultant for an international software company and I have great cash flow, can also potential get equity loans on other properties so the funds might be able to be paid back in less than 30 days. I have also looked into transactional funding but that needs 7-10 days for underwriting to approve.

Zillow estimates value at 88K, 2010 tax assessment 65K, bank drop price to 39K, I jumped in for 20K cash and who knew they would take it.

Single payment note structures.

Does anybody know anything about, something that is called a
( Single payment Note structure ?)
Appearently it is a method of buying property, lending the buyer of re-hab property 100% of the money needed, without expecting a single payment until after the property is sold.
Has anybody out there ever used this funding technique ?


Made my first mistakes

Well one day left and no one stepping up to help on this deal. I'm loosing 70K in equity and 3K in inspection fees and earnest money. I'm sad, can't believe I can't find 18K, I could save that much in 3 months but can't seem to get it by tonight. Any DG'er interested? please contact me fast, I'm not giving up until time is up
