Everyone's Biggest Obstacles, Including Yours

It seems to me that every real estate investor or prospective investor faces the same obstacles. A few of them are:

> Funding
> Finding sellers & building a sellers list, and
> Finding buyers and building a buyers list.

I have taken many real estate courses, including those involved in getting my real estate license, and these things just don't seem to be addressed well in most books and courses. I think I have found some solutions, after decades of studying and looking, and hopefully we can share.

Re-starting my Real Estate Investing business

I started up my business in June of '06 (at least I attempted to start it up). I had 3 assignment deals on the table, between then and January of '07. They all fell through. I continued to make offers throughout '07,
and finally caught another deal in February of '08. After 2 months of work on that deal, it fell through. (By the way, I was working from what I learned from the Russ Whitney's RE academy). After that I found myself going through a divorce, and became very discouraged with what I was attempting to do with RE investing. Also, my regular business as a full time musician was dying, so I began defaulting on my bills. By the end of that year I had gotten divorced and moved out of my house which I ended up losing in a short sale.
And I forgot to mention, before I lost my house, I filed for bankruptcy, which resulted in my losing my vehicle also (which I had just bought the year before).
So, needless to say I went through a period of adjustment, maybe depression also(which I wouldn't admit to myself), and discouragement. But enough of all that negativity, I'm back now and more than ready to get back in the game. However, I'm in a very different posotion now; my credit is totally destroyed, I have no home, and not even a vehicle at this point. I don't know where to start.
I have all of Dean's books, the first of which I bought right before I moved out of my house, and the last one I bought this year, which I haven't yet finished. But I'm need a push to get started in the right direction (there might still be a little bit of discouragement due to my prior experiences).
But I'm ready to get back in. I'm hoping to find help here.

Buyers List

Rick - you are right about the common obstacles - I want to give you a few suggestions regarding your buyers list. First understand the Buyers = Money. Regardless of what type of investing you are doing, build a buyers list! Continue to build a buyers list....

There are many ways to begin building your buyers list. Here is where I would start.
1. locate and attend 3-5 investment clubs in your area: www.reiclub.com, www.reiclubdirectory.com, www.creonline.com
2. www.craigslist.com - search craigslist using "We buy houses", "We buy ugly houses", "I buy houses" etc. make a list of numbers to call....these are investors
3. create a profile on www.**** - do a search for investors in your area
4. call bandit signs that say "We buy houses", "We buy houses any price any condition" etc
5. locate foreclosure auctions, sheriff sales etc. in your area and attend - take business cards

I could go on with more suggestions but this is a good place to start. This is enough to get you going. The important thing is taking action - GET STARTED! be PRO-ACTIVE!
