HI EVERYONE, IN OUR HUMBLE OPINION BOTH MY REAL ESTATE AGENT AND MY ANALYSIS IS THAT OKLAHOMA HAS SUFFER LESS ECONOMICALLY. SO MOST SELLERS INCLUDING BANKS ARE ASKING FOR PURCHASING PRICES FAR ABOVE ROCK BOTTOM. NEEDLESS TO SAY STARTING AS A NEWBIE WHOLESALER HAS BEEN DIFFICULT IN THIS STATE OF OKLAHOMA. MY REAL ESTATE AGENT AND BROKER WHOM I HAVE TRANSPARENCY WITH SENDS ME INFORMATION EVERYDAY ON PROPERTIES. BUT PRICES ARE NOT COMPLIMENTARY! SO I EVEN ASKED MY REAL ESTATE AGENT AND BROKER WHO HAVE YEARS OF EXPERIENCE IN THIS INDUSTRY DO SHE HAVE ANY STRATEGIES THAT WE CAN USE IN TERMS OF GETTING THESE PRICES DOWN.

SO I AM APPEALING TO THIS COMMUNITY FOR ANSWERS TO MY DILEMMA!

many of your best deals will not be found on the market. Start advertising around town, look into probates, out of state owners, etc.

Also all the other investors in town are aware of the same properties you are when they are on the mls.

Generally people that are desperate to liquidate will not have their house on the market for full price.

The trick is finding those people before they look for an agent to list with.


where in OK are you in?

We also live in Oklahoma, but believe there are deals everywhere. There are a lot of REOs, Short Sales, and many motivated sellers. Last week, I pulled a list from the local county Auctions, and there were about 400 properties for auction within this week and end of November, which tells me there are still a lot of properties for sale for pennies on a dollar.

Go after FSBO property. GOLDMINE!

Probates, Estates, tired landlords, the deals are out there trust me!

Put out your bandit signs by McDonalds, Walmart, Lowes, Menards, Home Depot, Wallgreens, etc...

The deal will not fall into your lap, the seller will want more than you want to pay, they will have room to negotiate and you have to create the deal in your negotiations.

Agree with the above

Get off the MLS, look at FSBO and put up your bandit signs. Another key is finding the motivated sellers, due to divorce,etc.
