Wow...I went to go finding an agent and I know everyone has always said to interview a number of agents to find the right one for myself but, after giving my email post to a handful of realtor companies (targeting brokers if I could) and this is what I got in return:

Yes, over my career I have worked with a few different types of investors. First group of investors I have work for is Commercial and Residential raw land guys. What we do is, every month we see what the foreclosure lists have to offer,then we take the list of properties we are interested in and make bids at the county courthouse. When we win properties we then turn them and owner finance them. Next, we sell a bundle of notes to investors with a 10-15% return on their money. This is a hard deal to understand so we can go over more when we talk in person or over the phone. The next group of investors I work with is residential rehab/ rental properties ( what you are looking for ) with no more than $20-50,000 in remodel. This investor owns a construction company as well, so it helps him save and make more in the long run. We do a lot of deals in the Glenn Heights area. I have looked over your criteria and his criteria is very similar to what you are looking for, just not as high of a price range for him. Both of these groups of investors were unseasoned when we started, now we are going full stream making 10-20% on their money.

Yes, I have represented both sides on short sales and foreclosures and I am confident in working them now. I know the process and I'm very persistent when it comes to my deals and or potential deals for my clients, I will dig until we have a definitive answer, go or no go! I have not yet had the opportunity to work probate properties, or an assignment of contract. I am always up for a new challenge and I know that my broker Brett has and would help me if needed. I know what these two types of deals take to get them done, I just haven't yet worked them.

Yes, I do invest in Real Estate, and currently own two properties that I rent in Carrollton Texas. I enjoy the satisfaction of taking a property that is in a condemned state, to a highly marketable asset.

I started my career as an on site sales manager to gain experience and knowledge of how a home is constructed from start to finish. Resale properties is what I have done for the last 4-5 years and I am very confident in my ability to give very accurate CMA reports. I have lived in the Dallas all of my life and have sold all over the metroplex. I am very knowledgeable in most of the areas you have sent over. The one that I have not sold in is Grand Prairie, but again, I'm always up for a challenge and something new. It could only help in the long run, knowing more of the surrounding areas always helps. The deal that stands out the most to me, has been a sale that has taken place recently. I received a lead on a 121 acre tract in Ellis county. I contacted the owner and got straight to the point. I saw he had I listed a few years back with another agent for a very high number, I asked him why he had it listed so high? His response was, " well, my agent said he could get $2.5 million for my land so of course I thought that's more then what I thought it was worth but he said he could get that price". Like I said, I got straight to the point and said, based off the market and based off numbers that are REAL NUMBERS i.e. CMA's, your last agent was off by about $1.3-1.5 million! Yes, it hurts to hear that but the numbers don't lie, it should be listed at $1.1million. He agreed to list with me, and due to my marketing, flyers, websites and my huge network of clients, in 27 days I brought him a $900,000 cash offer and a 10 day close. I didn't get him the asking price but that day the buyer was buying at $900,000 cash! My client had tried to sell this tract for years and I had it under contract in less than one month.

I am the type of person that likes to work hard, and not afraid to get dirty! I am aggressive, and have no fear when it comes to putting in low offers or beating the sellers down on their prices. It's all apart of this wonderful game of real estate. I am always available and willing to work until the job is done, and done right! My numbers show my success, I can and will preform if given the opportunity. ***yea...I think this one is a keeper and to top it off I just stumbled onto a sweet probate deal! So figure that would be a nice way to test out his skills having him do the leg work for 1% commission as I found the deal.

Well...it seems I should not get excited over what they say instead base my opinion on how they preform. I now see why we interview multiple agents. He turned out the be lazy and worthless. I am unsure how he has or if he really has made the numbers he boasted. Either way I will be interviewing more agents, sadly I was hoping things would have worked out and found my star ><.
