This is a litte 3/1 that I saw while in the area. It was the only house on the street that really looked bad and needed work. Whenever I am in a certain area that I have not been in awhile, I will ride a few of the streets and look for FSBO signs. That's how I found this one. Now I hope to assign it for $14,000 more than the offer. This is because I agreed to pay all closing costs and I'm not sure how much that will be. And this will give me room for negotiating also.
Now I have to market it and send to my buyers (the few that I have)!

Good luck with that one!! I do the same thing, ride around looking for signs, found a gem a couple of days ago. The seller is very motivated and willing to negotiate the price. And I just got my first property under contract today so I'm marketing too!!

I have no deals completed as of yet. This last one is a FSBO too. I have not dealt with any houses listed by realtors since last year when I made an offer on an REO and I got discouraged with them and walked away from it.
This one is owned by a lady in a nursing home and her daughter is selling it. It has not been reassessed by the county since 1946 and the tax value was listed as $12,000. I knew that was not correct because all the houses in the area that were the same size had tax values ranging from $40-55K. This one needs some cosmetic work in the $5k-7K range to be rentable. I offered $6500 and she countered with $7500 and pay all closing costs. I agreed because I could see the potential profit. The ARV is $40-$45K and I'm going to assign it for $19,300. I recommended a real estate attorney to her that had been recommended to me and that I was going to use. (she wanted an attorney to review it).. I called him the same day she went to see him (the next morning) and he said he would be glad to work with me but he was representing her in this deal.. Wow, I could have shot myself in the foot on that one, but everything on the contract was ok except he wrote in that it was being sold 'as is" and that was fine because I forgot to write it in myself.
So I've been marketing it since she accepted it. I've put it on CL/Linkedin/backpage, postyourpropertieshere, and sent it to buyers on my list. Monday night I'll market it at the REI meeting. But I have to get back in time to listen in on Dean's WEbinar!

The one you're talking about is the brick ranch and I have until the 15th...tick tock. I had a buyer who wanted to pay 1/2 ($43,000) of the asking price and wanted the owner to finance the rest, but he didn't want to do that. And the buyer didn't want to offer any more. So my partner in the deal (met him at the REI meeting) wants to talk to me tomorrow about a new strategy and I'm sure it will be subject to. I hope I can talk the owner into doing this... because I'm running out of ideas and out of time!! This is a steal of a deal.
