Don't mail to a vacant or empty property. Only mail if the owners address in different than the subject property.

The letter is easy. Come on "think outside the box"!!

Here is a posting from a while back that I put up on this site that describes a letter many real estate investors use. Its a yellow marketing letter. These are hand written on Yellow Legal pad with red ink and put into a Wedding envelope/invitation envelope.

I agree with Michael and don't mail to vacant properties unless mailing address is different but you can if you like because sometimes the homeowner has their mail being fowarded to new address.

Cold calling is something else within itself and sometimes you can be perceived as a telamarketer. But if it works for ya go for it!
