I got started in Real Estate in 2008 by attending some classes. Within my first two years I closed 7 wholesale deals. Payed off some debt and bought a new Mercedes Benz c300 sport sedan. After that I became hooked to real estate and the possibilities. I am looking to close more wholesale deals on a consistant basis and amp it up to producing 6 figures in income annually.
Real Estate investing is my passion, there is so much you can do with it. It is challenging, exciting, scary and fun all at the same time. What more could you ask for? Oh and you can make a ton of money and set yourself financially free!! Thats all I really am looking for and this is the vehicle for it.

What is comp? Comparables? Well if u find some $10k and under houses that are not on craigslist send me the addresses and I will do my research get them on contract and reassign. Once sold everybody gets paid. Thanks.

If your commenting to the whole buyer issue I was having. No I didn't deal fell apart. Not buyers fault it was the issues with the properties. Sellers didn't tell us everything like they were in bankruptcy, and that they had huge mortgages owed on the properties.

It was just a mess and we found out from the title company before we actually assigned them. So glad we found out ahead of time or we would of looked silly.

Oh well on to the next deal.

Wow, it sounds like real estate has been treating you well! I have family that lives in Crystal river florida. Its such a small world. Anyway I keep seeing cheap properties for sale in the 55+ communities. Can someone below the age of 55 purchase one of these properties and rent it out to someone that is 55 or older?

Also if the person living there is 55+ can they have someone living with them that is below that age?

Just curious to the rules in those communities. Kinda seems like it might be a profittable niche.

Hi Jason,
I am going to make this short, GREAT observation of this part of the market! WONDERFUL questions like yours get lost in the middle of someone else's thread/forum topic/homepage.

Take this topic of yours, make a new Forum Topic and ask your question about 55+ communitites when there are lots of members on site, you will stand a much better chance of getting a decent response when many people get to see your question. For example, why are there so many 55+ properties for sale; are owners passing away? Sad What are the rules of a 55+ community and is the whole concept working in general.

I think this is a very interesting topic.

I look forward to the response you will get!

Newbie in a fog and moving slow...help!

I'm into probates as well. I love
the door it will open for me to really help in a way that makes me feel good.
But I'm moving slow with finding buyers. CL has not offered up a whole lot and I need to find buyers for all that's in probates.
Can you take me thur step by step so i can move forward without being paralyzed with so much info. Can you
streamline the process? I got the post of how to do it online.
