OfflineHi all! I've been out of the loop, for a number f years now and going through all sorts of hardships and pitfalls! This year finally did it for me, though and I've hit rock bottom for the first time in my adult life. Here's the short gist of it...HOMELESS-JOBLESS-PENNILESS-CAR-LESS! Not here looking for handouts, but advice. I know that the real estate market has changed drastically, since I first became involved with it, years ago, as well as the techniques used to go about locking up properties and the best sites to use for getting good comps. The first time I got involved with REI, I was lackadaisical about things, for the most part and just kind of drifted away from it over the years. But now! I've got to provide for my family and there's no pussy-footing around, this time! So, what's the best book to start studying, because I'm pretty sure the first set of books that I bought from Dean, back in 2008 may be outdated?!

Sorry to here about your issues! Life tends to do that to us... Deans books are what I used in 2010 to turn the things I was doing into gold. They still hold true today. The market has changed but assigning a contract or wholesaling will not change. Comps are best gotten from a title portal for me because they show closed sales which is the best comp you can get. What state and city are you in? I would find some type of work to put food on the table as you do this because it is not an overnight get rich deal. You build it as you grow. It was two years from the time I started to the time I had double my monthly income from real estate before I walked away. I took my time and built it as a hobby (which was stupid) until I turned it into a business. Tons of ways to make money in the business other than just buy and sell. I will watch for your post. I agree with Keith it takes time so get a job in the meantime take a deep breath, I hear you, I am not homeless or jobless but have a disability(low vision) and wife left for mexico.
But we have to go forward remember it only takes a spark to start a fire so you are close but it does take time. You took the first step coming here & reaching out, so kudos to you.
I would start with 30 days to RE cash which is free here & downloadable & the other book they offer I forget the name but get them & start with 30 days to re cash & folow the steps.
If you work hard you should have a deal in 30 days more or less depending on how you work it. God bless.

but yeah the books still apply and you can get the 30 days to cash and the book to help your mindset free, by clicking at the top. If you already have them, then read them again. I use them for reference myself. You may also go to your local reia club and get connected with other investor and find properties for them to start. Best wishes!

I am going through a similar situation. I joined in March 2013 but have not made that 1st deal. Bankruptcy, illness and deaths in the family. I decided to start by reading 30 Days to Real Estate Cash along with reviewing all the info I learned with boots on the ground etc. For some reason I'm stuck calling realtors which surprises me since I did phone work for over 12 years. What I'm saying is start somewhere and and follow it through. Make a plan stick to it. One step at a time. It will payoff. I've made calls to realtors. They eat and breathe like you and I. One recurring theme I here on DG wecsites, nothing will change unless I change. So true. Good luck with everything.
