Price or Terms, what does that mean?

Hey everyone,

How does the expression "price or terms" apply to negotiations? How can you work out a deal to be profitable for yourself, if you're not getting the price you hope for? Your feedback is appreciated! Thanks!

"PRICE or TERMS" what does that mean?

Hello Vincent,

This term applies (REI Psychology 101) wether you are the Buyer or the Seller. It means, during negotiations usually one party will get the price (or close to it) that they are asking for and in order for the negotiation to proceed (the compromise) the other party usually gets to spell-out the terms (or close to it). Regarding your question, "...if you're not getting the price you hope for?" Sometimes, setting/getting the "terms" you are able to negotiate is as good-as or possibly better-than getting "your price." I hope this helps. REMEMBER: Most times, you get what you ask for...you probably won't get it if you don't ask! Just hang in there and NEVER GIVE UP.

Example

There was a house 2 bed/2 bath house listed at 69K that was an estate. The house is in Fl. & the heirs are out west, & don't want anything to do with it.
We offered 45K & it was rejected, so we countered at 48K, they came back at 60K. What we then offered was 50K, we pay closing costs & real estate com but
they would give us 100% financing @ 6% APR, based on 30 yr payout, but having a 5 yr balloon. This way we could get tenants in there with no money out of our pockets(everything was rolled into the loan). Then with in the 5 yrs. sell for a profit. Gary/Jill
