THANK YOU Angela for the nice things you say in my Guestbook, it is nice to hear your words of encouragement & support. Your opinion please; about a week or so ago I placed a post (under "To Be, Or NOT To Be? ....That is the Question" ~ Licensed REsalesPerson, that is) asking for opinions of others (feedback) re. whether one (we as REI's) are better off getting our REsales license OR NOT. Not one person has responded....it simply went out to the Ozone! I was really looking for opinions....I have taken the course; passed, only need to take the state exam however 1) it will end up costing me $1-2K (annual, could better use this money for investing) and 2) in some cases it causes things to be more "challenging" if you have a license (regs & laws). So, I was really looking forward to feedback to help me make the decission re. getting licensed. Any thoughts?

Thank You so much for this message, I tend not to look at my home page often (or other peoples for that matter) I just forget unless I receive an email to alert me to the fact that there is a new message.
I will look for your Thread and post a comment, that will 'bump it up' into the current top 5 topic and hopefully you will get other responses too.

It matters when you post a new Thread. Say you do it at 11pm, most likely not many people will see it and if a topic is not active it falls off the page and no one responds as they never get to read it!

This is why you see so many journals, members come back to post often about their progress and their Thread gets bumped back up for everyone to see!

I will also ask another DGer, a realtor, to post his opinion in the same thread.

I would think that every Tool one can have in their RE arsenal would be beneficial, but you bring up a point about regs and laws ... I am not sure if what we are trying to do in RE goes against any of them. Am I right?

Thank so must, this will be my first deal and I want to do it right because this is a sweet deal with few repair and if I rent or flip I will make some good return. The property in DC is hot in the NW area. But again thanks for the infor.

newbie looking for funding to buy foreclosures

John,

I am new to real estate investing and do not have the capital to do my first deal. Looking for someone to lend money to get me started in this business. I am frustrated with working a job for someone else and want a better life for me, my wife, and two little girls. Do you do any financing of deals yourself? I live in the Champaign/Urbana Illinois area with the University of Illinois there.

I am ALWAYS looking at networking with fellow real estate investors. I feel the more like-minded people that I can get on my Powerteam, the easier this "people" business will become.

Sadly, I have to admit that I haven't landed my first deal as of yet...but, have no fear I am coming out swinging! That first deal is so close I can almost taste it.

I am currently working on an exciting OPM project. I happened to come across a cash buyer from outside of the USA. It turns out that she came into an inheritance from her late father, and is interested in investing in real estate here. It sounded a little shady to me at first, but I'm waiting to see if she is legitamate, and I will proceed to work the deal backwards. I do not intend to sell her anything, I plan on "shopping" for her. And, if this deal does happen, then I can proceed to use the 10% finders fee - that she's already agreed to giving me - as seed money to start investing in properties for myself.

Thankx for the comment in my guestbook, hopefully we can connect in the near future and help one another out.

ps: I checked out your OPM / Private Investors website. Is this how you started funding your deals? and have you bought into Alan Cowgill's system? It sounds like an interesting way for me to get a jump-start in this business. Would you care to tell me a little more about it? PMs are welcome.
