Making Offers

Hi,
I think the light went on. I started making offers, one yesterday, and three today. I had two rejections and two pending but I will make more offers everyday. If I don't make offers I won't make any money (Duh). So all that knowledge I have won't do me any good without offers and makeing deals. I'm not the sharpest knife in the drawer so it takes me a little time to get the sense of it. I appreciate so many of you posting your experiences so that I might apply all these incredible techniques. I was talking to a potential seller and he said he was not interested in these no money down techniques and I said what is that. He said it's were you buy homes with no money down. I said really, I wish I new how to do that? (I'm playing dumb technique so I can see what it is he wants.) So I find out he wants to sell some properties and ask me to call in about a month. I said OK. It's amazing how much disinformation there is about real estate investing. So I just wanted to let you know how I'm doing.

Making Offers

You said it best " If I don't make offers I won't make any money (Duh)". I'm new to the game and I have made offers and no response from sellers or Realtors, but I will not allow that to distract me. I had one FSBO tell me that he did not wan to deal with an Investor because he knew that he was not going to get close to what he was asking for. I asked him what he wanted for the property and he told me. I kindly told him that her was right I was not going to offer him what he was asking for so I kindly told him to have a nice day Smiling. Needless to say that his house is still for sell after a month, I guess I will get on the phone and ask him if he had changed his mind about his bottom line price. My goal is to make at least 10 offers a day. So stay focused and keep me up on how you are doing.

I'm new to this and I wanted to thank Dean and everyone for sharing all their experiences with us. I'm excited to get started and wanted to know, when making an offer to a seller do you need to give a "Good Faith Deposit" with each offer or is the "Good Faith Deposit" only given when the offer is accepted and you have the seller under contract?

No deposit is needed to make an offer, but there should be some small earnest money deposit given with a contract when the offer is accepted & signed.
Sellers can surprise you on what they're willing to accept ... & on the other side of the coin some still have those "telephone numbers" in their heads from 4 or 5 yrs. ago. We had 1 probate we offered 60K over 1.5 yrs ago, they still have it listed at 94K; & i deal started near 100K & was lowered over time to 69K, after 1 yr. on the market we offered 41.5K & it was accepted with no counter; another one this yr. was listed at 59K, we offered 40K, she countered at 43K, so we met in the middle at 41.5K ... You never know.
