Does anyone have a pre-made spreadsheet that I can submit to an Investor containing the necessary info an
investor would need to make a buying decision?

Pretty basic if you have excel. Create your own.
Gross rents minus your expenses=net cash flow

Include
PI
utilities
tax escrow
maint
snow plowing
lawn mowing
ins cost
vacancy

If you do it on excel, looks better....Jan
