Not Able To Close

Not Able To Close

I was just curious....but are realtors less likely to work with you if you get a property under contract and cant close?

Has anyone else run into this problem, and if so what did you do?

yes, since they work for free and depending on the close to feed their families. They may give you a pass once or so, but don't be surprised if they decide to quit 'playing' if you can't produce. They want to get paid and make the most productive use of their time. As I am sure we all can respect.

Not to mention the 'flack' they get from the seller side.

Ok is it as bad if I get an offer accepted but never sign anything because I cant find a buyer?

As Jen clearly stated, they may give you a pass on one. They will not work with you after the second time. Most will stop after the first. If you have not signed, you do not control the property. It is not wise to advertise a property you do not have under contract.
Concentrate on being able to close, not what to do if you can't. Don't waste the realtors and sellers time if you do not have the capability to close. Make sure your deal is so good that real buyers in your area will take it!

Well my intent was to pre-sale within my inspection clause time frame so that I can use the buyers money as ED and double close.

But I understand what you both are saying. Thanks

You want the news to get out that you are a player, not a smoke blower. Bad news travels fast my friend. If you can't do the deal back out and go to something you can truly put together. Just my 2 cents though...Jan
