I made an offer through my realtor for a home listed at $51,000.I offered $34,000 and they came back at $40,000.They also said 40k is the lowest.I just checked and they reduced the price to 49k a few days ago.Is there enough of a discount at 40k to assign?..The home is worth 55k at best

Hello you need to be at 28K to buy and assign at 34k earn 6k on the flip, if hes at 40k walk away, and follow up in a week. I hope this helps remember this is a buyers market, not the orther way around, mr home owner theres lots of homes on the market, that will sell for what I offered. Just move on, theres nothing unless you can get it at the price I quoted.......Are there any repairs, is the house move in ready? I hope this helps....

From what Matt Larsen, recommended, if we are new at this we should be offering 40-50% discount. The deal would have to be attractive to pass on and assign. You may not be leaving enough "meat on the bone" for the assignee. Personally I would have started offer at 20-27k and ended up at 34k. Otherwise ..NEXT.

How would we know if this is a deal in the first place? What will the house SELL for? Must not be $51,000 or it would have sold. So it is not worth $51,000 in today's market. What is is worth? Sold, listed and under contract comps will supply that answer. Doe it need any rehab/ remodeling in order to get that price? Even if it would sell at $51,000 and needed no work, your max offer if you are going to assign it would be $33,150 and then assign it for $35,700, making a $2550 assignment fee and leaving enough to make it a REAL deal for your buyer. They want to much unless you can sell it to a landlord type buyer.
