Paranoia about Non-Disclosure Forms

Can anybody tell me why investors are so afraid to fill out a Non-Disclosure Form before I give out the address & info for super deals I come across (30% BFMV)? Even the ones I have met just never contact me again when I ask them to fill out one.
The HONOR SYSTEM has not worked for me.

If you have the property locked up with a purchase agreement then you don't need a non-disclosure agreement.

Lane, Thanks for your input, but the problem in Calif. is "Assignment of Contract" is illegal.

Add a buyer?

Hi Andrew,

I haven't tried this yet, but I came across some info that says that you can add a clause to the contract stating that you may add buyers to the contract. If this works, you can lock up the contract and then add your buyer once you agree to terms (price, how much and how/when you get paid, etc.). If I recall correctly, you might have to be paid your "marketing fee" outside of escrow. If you want to try it and can't find any info on it, let me know and I'll try to dig it up.

How about double closing? You need to be on contract to be real like Lane said. You control the deal. People wholesale in California, so what are they doing? You are going to have to step up and take a risk it sounds like to me. Good luck! You will be taking a positive if not somewhat scary step forward. But is an absolute necessity if you are going to do this business.
There will be hundreds of reasons why you can't do this. You will have to learn how you CAN!

add your buyers name to the contract and then at closing sign a quit claim and get your fee
