I have a property that I have an agreement with the seller to bird dog to other investors. The property is in a suburb of Atlanta. There is no mortgage on it. It was built in the 1930's ARV is 85,000 repair estimate 25,000. I sent a bird dog agreement to two investors all communication went dead after that. I have called and left messages, I have yet to hear from either one of them. Owner is asking for 12k on it. Should I have used an assignment instead? I would appreciate any advice.

If you have direct contact with the seller and you know all the information about the property....I would get a contract on it ASAP and then assign it. Since your buyers aren't communicating with you right now anyway, you'll need to do more marketing to get more buyers immediately, but getting a contract on it with dates will buy you more time. Plus, you'll have more buyers on your list for the next one.
I haven't done much in this area of assigning, but just reading your post it was jumping out to me. You should be able to make at least $3K on the deal or even more.
That's just my two cents.

I did hear from one of the investor's today, so we are proceeding with the original deal. If it does not go through I will do an assignment instead. I will keep you posted.

before you give out the address to any of your ivestors, make sure you have a non-circumvent agreement signed.
