The "bird-dog" agreement that my investor and I used last summer was just a portion of a larger agreement between the two of us written up for our specific situation. So I do not have my own bird-dog/referral/assistant agreement to post. But here are a couple I found by googling. PLEASE remember to have them reviewed by an attorney and tweaked to what is legal for your state. I would be most comfortable with the one that states a flat fee for "assistant" services as this cannot be mistaken for a "real estate agent's" percentage.
Also, you may want to use one for each property you find, or keep a list of each property you present to each of your investors.

Great info. I actually posted a Bird-Dogging agreement a while back but I dont know where I put it. So thanks for the updates. These are pretty good. I will Find the ones I use and post them here as well

Even though short sales can be very profitable they can be lenthly as well. Find a realtor/specialist that has established a fast track in completing short sales and partner up with them to better learn the business. You will find significant profits from this effort.

It may be that you are working with realtors that are not giving you the service you expect. As you are in your day to day real estate work always net work about who other people are finding as helpful and knowledgeable agents. A good agent can make you much more money with their knowledge and understanding of what you are trying to accomplish.
