But...does anyone have a pre-made offer sheet I can use when submitting offers to sellers? I've been submitting offers through e-mail and they'll ask me to officially submit an offer...with an offer form. So, can anyone help me out?

One more thing. I want to start locking some properties up under contract and assigning them. I want to know what type of contract would I submit to the seller to lock it up. And in my contract to the seller, would we agree on my assignment fee, or does that have to be discussed with the seller. Or better yet, does it have to be brought up at all? I looked in the Forms & Docs section of the site and maybe I looked over it.
You can find a great assignment of contract under the forms and docs section. Dean has just about all the doucments you can ever need, purchase offers, rental contracts, it's all there.
